As Residential Leasing Manager you will lead the Southwest Leasing Team and be a key player in meeting projected rental and revenue targets of Southwest's residential portfolio.

What Your Day Will Look Like

As Residential Leasing Manager, you will lead the Southwest Leasing Team and maintain overall responsibility for the residential leasing activities and rental income related to the Southwest portfolio. You will report directly to the VP, Real Estate.

Hours of Work: Flexible schedule - 40 hours per week, with afterhours access. Flexible to be able to work occasional weekends and evenings.

Work Location: Southwest Main Office as well as occasional visits to various buildings as well as leasing/sales centers.

What You'll be Responsible For

  • Overall responsibility for the residential leasing activities and rental income related to the Southwest portfolio.
  • Manage and lead Southwest's Leasing Associates related to portfolio leasing.
  • Provide guidance on work, conduct regular performance appraisals, and manage employee performance where required.
  • Assist in handling all leasing inquiries for Southwest's portfolio of apartments; online and email inquiries, phone calls, and walk-ins. Responsible for accurate and timely Yardi input for all inquiries.
  • Assist in responding to all email/website inquiries.
  • Maintain meticulous records of potential residential leads, new and existing. Follow-up with Resident Managers to ensure Prospect Follow-Up's are being completed.
  • In coordination with Marketing and VP, Real Estate, develop and maintain a rental plan to achieve revenue targets.
  • Maintain and follow all Rent Café activities, ensuring appropriate follow-up.
  • Attend regular leasing/marketing meetings producing weekly reports on rental/leasing activities.
  • Provide recommendations on rent valuations for vacant suites and annual rent increases.
  • Assist with identifying potential redevelopment opportunities.
  • Collaborate with Leasing Team, Resident Managers, and Concierge to obtain 'leads' on potential renters.
  • Ensure all leasing activities are in line with Southwest's Customer Service & Sales standards: conducting building and unit tours, preparing and organizing leasing process, assisting with marketing efforts, scheduling appointments, and following up with leads.
  • Oversee the Welcome Package process.
  • Proactively seek-out opportunities & events to draw attention and traffic to the rental division.
  • Monitor competitors in the apartment rental business; gather competitive market information weekly/monthly through telephone calls, internet research and site visits.
  • Liaise with new residents as required.
  • Maintain traffic and vacancy reports.
  • Monitor suite availability and ensure market readiness of the product; conduct regular visits to buildings, including those that have higher vacancy.
  • Further support efforts to ensure resident satisfaction and service delivery through prompt service, ongoing communication and follow up.?
  • Collaborate on leasing activities related to Southwest's "lease up" of new builds.
  • Work Open House and other events as required.
  • Mentor Resident Managers and Concierge on leasing and sales standards and provide regular sales training.
  • Assist Property Managers and Accounting team with eviction protocols as required.
  • Attend Residential Tenancy Board hearings as required.

Our ideal candidate has 5+ years in a sales, leasing, or customer service role, with knowledge of, a good understanding, or a willingness to know the NS Residential Tenancies Act. Previous people management experience is required.

  • Knowledge of principles and methods for showing, promoting, and selling.
  • Ability to easily build rapport with prospective clients.
  • Strong communication skills, both oral and written; professional phone manner; good conflict-resolution skills; ability to develop and maintain cooperative working relationships.
  • Excellent organizational skills; ability to manage tight deadlines, handle multiple demands, and adapt to changes.
  • Ability to identify customer needs and guide sales conversations effectively.
  • High degree of integrity and honesty in all business dealings.
  • Ability to perform duties confidently with minimal supervision.
  • Strong attention to detail with a focus on quality; results-oriented.
  • Critical thinking with sound judgment.
  • Ability to maintain professional distance with prospects and residents.
  • Experience with Excel and Yardi (or other property management software) is considered an asset.
  • Position requires: Criminal Records Check Completion.
