Your Daily Responsibilities
As a Maintenance Technician, you will oversee the general upkeep and repair of all living units, communal spaces, and mechanical systems within the property. You will report directly to the Property Manager.
Work Schedule: Full-time day hours Monday through Friday, with on-call emergency duties as needed.
On-Call Duties: You will be part of the on-call rotation, receiving a minimum of 4 hours of compensation for each week on the schedule. For each emergency call-out, you will also receive a minimum of 4 hours of pay at your regular rate. Additionally, you will earn paid vacation at a rate of 4% for every on-call hour worked, plus 3 extra vacation days each year.
Work Location: Assigned property with cross-training at all Southwest Properties locations for on-call duties.
Your Key Responsibilities
Maintenance and Repairs
- Perform routine maintenance and repairs on equipment throughout the property, including living units, communal areas, and mechanical systems. Address minor maintenance issues promptly.
- Ensure plumbing, electrical, and mechanical systems are in optimal condition.
- Collaborate with the HVAC Technician to conduct regular preventative maintenance on building systems. Perform daily inspections and report any issues.
- Maintain positive relationships with residents by scheduling maintenance tasks effectively.
- Ensure all work areas are cleaned thoroughly upon completion of tasks.
- Assist with snow and ice removal as necessary.
- Handle turnover repairs and painting as required.
Inventory Management
- Monitor and maintain tools and supplies to ensure adequate stock levels.
- Order and collect maintenance supplies as needed, with support from the Property Administrator.
Safety and Compliance
- Adhere to all occupational health and safety regulations at all times.
- Respond to and manage all alarm situations effectively.
- Complete annual inspections and necessary reports on time, ensuring all required work is executed.
- Participate actively in the Joint Occupational Health and Safety Committee.
Contractor Coordination
- Communicate professionally with contractors and subcontractors, scheduling work as needed and ensuring it meets Southwest standards.
- Ensure that all public areas are maintained, painted as necessary, and kept clean.
- Provide appropriate instructions to trades or contractors before work begins and follow up to ensure completion.
- Maintain all amenities, such as pools and hot tubs, in good condition.
Administrative Duties
- Complete all work orders and painting lists thoroughly.
- Propose cost-saving initiatives.
- Ensure proper documentation and distribution of turnover forms and work orders, tracking in Yardi daily.
Your Work Environment
Daily tasks may involve exposure to dust, temperature variations, and various chemicals and electrical equipment. You will need to adapt to different working conditions, including standing for extended periods, climbing stairs, heavy lifting, confined spaces, heights, loud noises, and repetitive movements.
You will regularly use various hand tools, power tools, ladders, and building monitoring systems. Weather and resident restrictions may affect the completion of your duties.
What Will Contribute to Your Success
While not all qualifications are mandatory, we welcome candidates who are excited about the potential to contribute to our team. Our ideal candidate has 3-4 years of experience in a similar role, with skills in general maintenance, carpentry, and plumbing. A Building Systems Control and/or Apprentice Certificate is a plus.

This position requires: Completion of a Criminal Records Check, Valid Driver's License, WHMIS Certification, and Fall Protection Training.
