Senior Investment Analyst, Real Estate

Your RoleAs a Senior Investment Analyst, Real Estate, you will be responsible for:
- Supporting investment managers in analyzing potential real estate transactions for all asset classes, including residential, office, retail, and industrial properties, as well as different types of transactions: asset transactions, private funds, etc.
- Developing and validating financial models related to real estate investments (debt or equity) in collaboration with analysts.
- Participating in the preparation of service notes on investment recommendations for approval.
- Analyzing cash flows and projected returns.
- Analyzing the impact of different assumptions: income, operating expenses, financing, taxes, fees, etc.
- Analyzing investment risk.
- Analyzing operating budgets and financial statements of the asset.
- Analyzing partnership structures.
- Participating in the preparation and presentation of investment proposals to the weekly Global Real Estate Investment Committee meetings.
- Participate and support investment managers in the due diligence process.
- Synthesize and track external reports (physical, environmental, financial, legal, tax, insurance, etc.).
- Participate in the preparation of administrative documents.
- Business plans for various assets, asset management presentations, partner evaluations, presentations to the PSP Investments Board of Directors, etc.
- Collaborate with investment managers in actively managing the real estate portfolio of PSP Investments.
- Research, synthesis, and analysis of the real estate market by asset type and geographic location for the target market and asset classes.
- Periodic tracking of business plans and analysis of deviations from presented budgets.
- Analysis and tracking of market values and valuations in the real estate sector.
- Tracking real estate indices.
- Excellent writing skills.
- A marked interest in the real estate investment domain.
- Strong financial analysis skills.
- Ability to establish good relationships both internally and externally.
- Ability to manage multiple files simultaneously and meet deadlines.
- Attention to detail and presentation of information.
- High level of dynamism and autonomy.

- Professional ethics and integrity.
- Bachelor's degree in finance, economics, or real estate, combined with strong analytical skills.
- M.Sc. in finance, MBA, CPA, or CFA are assets.
- Minimum of two (2) years of relevant experience.
- Experience in real estate transaction analysis is a definite asset.
- Excellent proficiency in MS Office (particularly Word, Excel, and PowerPoint).
- Knowledge of ARGUS and @risk software is an asset.
- Good communication skills in English and French (or willingness to learn).
