Position Overview
iA Global Asset Management is seeking a Senior Director, Real Estate Investments and Asset Management. This role is pivotal in collaborating with various departments to maximize returns by enhancing the value of our real estate portfolio, aligning with the strategic objectives of iA Financial Group.
Investment Transactions Responsibilities
Your primary responsibilities will include:
- Overseeing comprehensive financial evaluations and recommending investment opportunities that align with our business strategy.
- Gathering pertinent information regarding investment transactions from both internal and external sources.
- Leading negotiations of legal agreements with external investors and property management teams.
- Facilitating discussions with legal representatives concerning the terms of significant transactions.
- Coordinating and actively engaging in the due diligence and closing processes for transactions.
- Preparing documentation for presentation to the Investment Committee and/or Board of Directors.
Asset Management Responsibilities
In collaboration with property managers, you will ensure the sustained performance of assets and endorse recommendations aimed at enhancing their value, which may include leasing proposals, repositioning initiatives, or capital projects.
- Reviewing and adjusting annual operating and capital budgets, business plans, and action plans based on recommendations.
- Analyzing monthly and quarterly financial reports to identify and address unfavorable variances in asset performance.
- Providing leadership in partner relations to maintain alignment of interests among stakeholders.
- Tracking financial performance of development and major capital projects alongside property managers, assessing their impact on overall profitability.
- Evaluating market value appraisal reports and advising on their implications.
- Coordinating strategic reviews of properties and making informed recommendations for future positioning.
Portfolio Management Responsibilities
You will contribute to the formulation and execution of an investment strategy for the entire real estate portfolio, monitoring market indicators and macroeconomic trends that could influence the portfolio.
Networking and Collaboration
Build and maintain a network within the real estate sector to stay informed on market trends and the evolving investment landscape. Collaborate with various corporate stakeholders on regulatory matters and oversee personnel, including analysts and managers.
Qualifications:
- Bachelor's degree in Finance, Accounting, Urban Planning, or a related field.
- A minimum of seven years of experience in asset transactions and management.
- Proficient in both French and English (oral and written) for effective communication with colleagues and partners across Canada.
- Strong proficiency in Microsoft Office Suite, particularly Excel.
- Familiarity with Argus software.
- Certification as a Certified Appraiser is advantageous.
- Knowledge of the institutional real estate sector is a plus.
