We are looking for a Real Estate Investment Analyst to become a vital part of our Real Estate Investments division.

Role Overview

In the capacity of a Real Estate Investment Analyst, your responsibilities will include:

  • Assisting investment managers in evaluating prospective real estate deals across various asset categories such as residential, commercial, retail, and industrial properties, including diverse transaction types: direct asset acquisitions, corporate deals, secondary shares, private equity funds, etc.
    • Constructing and validating financial models pertinent to real estate investments (both debt and equity)
    • Assessing cash flows and projecting returns
    • Evaluating the influence of varying assumptions on performance metrics: revenue, operating costs, financing, taxation, fees, etc.
    • Identifying investment risks
    • Reviewing the asset's operational budget and financial statements
    • Examining the partnership structure
    • Contributing to the presentation of investment prospects at weekly Real Estate Management Investment Committee meetings
  • Engaging in and supporting investment managers throughout the due diligence phase
    • Summarizing and monitoring external reports (physical, environmental, financial, legal, tax, insurance, and other assessments)
  • Assisting in the preparation of administrative documentation
    • Crafting business plans for various assets, presentations for the Board of Directors, etc.
  • Supporting investment managers in the proactive management of our Real Estate assets
    • Conducting market research and analysis segmented by asset type and geographic area to pinpoint trends and opportunities in selected markets and asset classes. Regularly reviewing business plans, evaluating and reporting on variances from projected budgets.
    • Performing continuous valuation assessments to monitor and interpret real estate market values, ensuring they align with current market conditions.
    • Developing Major Decisions Memoranda, which outline evidence-based recommendations for asset-related decisions, including financing alternatives, hedging strategies, leasing agreements, and more.

Essential Requirements
  • Bachelor's degree in Finance, Economics, or Real Estate, complemented by strong analytical skills
  • Advanced degrees such as M.Sc. in Finance, MBA, CA, or CFA designation are advantageous
  • Up to two (2) years of relevant experience
  • Experience in analyzing real estate transactions is a definite plus
  • High proficiency with computer applications, particularly MS Office (especially Word, Excel, and PowerPoint)
  • Familiarity with ARGUS and @risk software is a bonus
  • Proficient communication skills in English and French (or a willingness to learn) *Regular interactions in English with investment partners outside of Quebec and interactions in French with local office employees.
