Director of Real Estate Investments and Asset Management

Position Overview
iA Global Asset Management is seeking a Senior Director, Real Estate Investments and Asset Management. This role involves collaborating with various departments to optimize returns by enhancing the value of our real estate holdings, in alignment with the strategic objectives of iA Financial Group.
Key Responsibilities
Your primary responsibilities will include:
- Overseeing comprehensive financial evaluations and recommending investment opportunities (acquisitions, provisions, and developments) that align with the corporate strategy.
- Gathering pertinent information regarding investment opportunities from diverse internal and external sources.
- Leading negotiations for legal agreements with external investors and property management teams.
- Facilitating discussions with legal representatives concerning the terms of significant transactions.
- Coordinating and actively engaging in the due diligence and closing processes for transactions.
- Preparing documentation for presentation to the company's Investment Committee and/or Board of Directors.
Asset Management Responsibilities
Collaborate with property managers to maintain asset performance and endorse recommendations aimed at enhancing value, including leasing strategies, repositioning initiatives, and capital projects, ensuring alignment with the specific business plans for each asset.
- Review and adjust annual operating and capital budgets, business plans, and action plans based on recommendations.
- Analyze monthly and quarterly financial reports and provide recommendations to mitigate unfavorable variances in asset performance.
- Manage partner relations to uphold the interests of the group and ensure alignment with various investment conventions.
- Work with property managers to track financial performance of development and major capital projects, assessing their impact on overall profitability.
- Review market value appraisal reports for assets and provide insights based on findings.
- Coordinate strategic evaluations of each property and make informed recommendations regarding future positioning and prospects.
Portfolio Management Duties
Contribute to the formulation and execution of an investment strategy for the entire real estate portfolio. Monitor real estate market indicators and macroeconomic trends that may influence the portfolio, providing advice as necessary. Assist in producing various quarterly and annual reports for the real estate portfolio.
Additional Responsibilities
Build and maintain a network of professionals in the real estate sector and stay informed about market trends and the evolving investment landscape. Collaborate with various corporate stakeholders on regulatory matters and supervise personnel including analysts and managers.
Qualifications:
- Bachelor's degree in Finance, Accounting, Urban Planning, Real Estate, or a related field.
- A minimum of seven years of experience in asset transactions and management.
- Proficient in both French and English (oral and written) for effective communication with colleagues and partners across Canada.
- Strong command of Office Suite, particularly Excel.
- Familiarity with Argus software.
- Certification as a Certified Appraiser is advantageous.
- Knowledge of the institutional real estate sector is a plus.
