Assistant Property Manager

**The Opportunity**:
Trillyan Investment Limited is a fully integrated company with expertise in acquisition, asset management, planning, development, leasing, operations, property management and construction, all under one roof. We are currently seeking a full-time **Assistant Property Manager** to join our property management team. Position is located in Aurora, Ontario.
The Assistant Property Manager works under the direction of the General Manager. As Assistant Property Manager, you will be responsible for the building and tenant management. Working collaboratively and overseeing a dynamic team, the Assistant Property Manager is responsible for handling operations, financial and administrative activities, managing important relationships with our tenants, property owner and vendors.
As a potential leader of the property management team, the key responsibilities of the Assistant Property Manager include but are not limited to:
**Key Responsibilities**:
- Develop and maintain professional relationships with tenants, with the goal of providing superior tenant relations interactions, both personally and through the on-site team.
- Make inquiries and control costs, formulating an appropriate recommendation to the management.
- Ensure the property is managed in accordance with the approved business plans and within operating/capital budgets.
- Approve and receipt purchase orders/contract based on predetermined thresholds.
- Ensure all properties are managed and operated in compliance with all regulatory requirements.
- Work closely with the General Manager and President to anticipate and respond to the requirements of Owners/Stakeholders.
- Ensure that property and lease files are properly maintained and kept up to date in accordance with company policy.
- Provide leadership and assist in the investigation/resolution of any issues that arise.
- After hour on-call emergencies as required.
- All other duties as required.
**Required Knowledge and Experience**:
- At least 4 years experience in Property Management with recent tenure in a leadership position.
- Fluent in English and Mandarin required.
- Strategic understanding of the commercial properties with strong customer and contractor/vendor management skills.
- Working knowledge and experience in financial accounting in commercial real estate, financial reporting, and budgeting.
- Proven ability to identify, evaluate and develop new ideas with supportable results
- Demonstrated success in managing employees directly with excellent team building and people management skills.
- Effective negotiation skills to influence and impact at all levels - senior management, peers, direct and indirect reports.
- Strong computer skills-High level of proficiency with MS Word, Excel and Outlook.
