Your Opportunity


The Vice President, Property Management will be an integral part of the senior management team and will play a key role in the growth and daily operation of Lankin’s property management division, with ultimate accountability for overseeing all aspects of property management for the company’s multi-residential portfolio across Ontario.


The Vice President will implement strategies to maximize efficiencies, lead operational excellence, instill a customer service focus, and maintain financial accountability for the portfolio while coaching and mentoring staff in the areas of: property management, operations, administration, capital and in-suite projects, and leasing.


Responsibilities will include:

  • Accountable for the financial oversight, success and operational performance of the property management business;
  • Provide leadership, coaching and direction to a team of over 15 staff members and foster a culture of collaboration and team work that is focused on delivering best-in-class standards of customer service;
  • Development and Management of Operational Reporting to Asset Management on a monthly, quarterly, as needed basis;
  • Deliver focused performance management in order to ensure continued professional development for all team members;
  • Ensure proper resourcing in order to deliver tenant centric service while achieving targeted results;
  • Identify training needs, resource and technology requirements/innovation to meet the needs of a high-growth company;
  • Develop and implement standard operating policies and procedures that are scalable and will ensure efficient operations within a high-growth environment;
  • Develop and implement strategies for preserving revenues and reducing operating expenses and risk in order to achieve financial objectives;
  • Routine inspection of assets to identify capital opportunities and operational risks;
  • Work with various departments to craft operating and capital budgets, and support the asset managers with developing short- and long-term asset plans;
  • Keeping abreast of industry changes, trends and market position in order to develop tailored leasing programs that result in low vacancy rates;
  • Prudent oversight of arrears and any LTB processes;
  • Deal with escalated issues pertaining to tenant concerns, operations, capital projects, leasing, etc.;
  • Monthly, quarterly and yearly reporting including variance analysis with detailed action plans to improve performance;
  • Oversee the development of the capital program and ensure its successful execution;
  • Guidance on the management of the preventative maintenance program;
  • Negotiate and manage contracts with external vendors and consultants;
  • Foster and maintain productive relationships with all vendors, contractors, lawyers, etc.;
  • Ensure compliance with relevant laws, regulations, and health and safety requirements.


Leading Qualifications


The successful candidate will possess a University Business Degree or College equivalent and a minimum of 10 to 15 years of experience in the property management of multi-residential assets with a minimum of 8 years in a leadership role; a proven track record of success maximizing revenues and minimizing expenses; as well as superior knowledge of leasing, building operations, capital improvement and maintenance. Superior knowledge of the RTA and dealing with LTB, as well as all relevant local, provincial and federal legislation/regulations are a must for the position.
