Reporting directly to the Chief Operating Officer of Property Operations, the Senior Vice President of Real Estate Operations is tasked with overseeing all facets of Centurion's residential and commercial operations throughout Canada. This includes direct management and supervision of all Property Directors.
The Senior Vice President will be accountable for the professional management, administration, and leasing of all residential and commercial properties under Centurion Apartment Properties Inc.
Key Responsibilities- Manage all resources, contracts, tools, and supplies related to property operations to ensure effective and efficient management of Centurion's real estate assets.
- Proactively address performance issues involving staff, contractors, vendors, and consultants.
- Foster strong relationships with key industry contacts to enhance brand recognition.
- Collaborate with Senior Executives to identify their needs and present comprehensive business solutions.
- Oversee the management of all inquiries, feedback, complaints, or concerns from Residents and Employees, promoting a strong sense of community.
- Ensure properties operate in alignment with management expectations and approved budgets, focusing on minimizing vacancies and ensuring timely rent collection.
- Evaluate and enhance the existing Operations Manual, introducing new policies and procedures as necessary.
- Implement effective training programs for directors, property managers, and site staff, while motivating and developing team members.
- Ensure compliance with all relevant provincial legislation and Centurion policies.
- Oversee the completion of operating and financial reporting, ensuring accuracy before submission to the Chief Operating Officer.
- Work closely with Directors to develop annual operating budgets and assist in capital planning.
- Collaborate with marketing and leasing teams to create innovative sales and marketing strategies.
- Conduct regular property inspections to ensure compliance with established standards.
- Post-secondary degree in business or a related field.
- Experience in student housing operations is considered an asset.
- Proven track record in managing operational and financial performance.
- Strong problem-solving skills with the ability to develop strategic solutions.
- Proficient in MS Office applications, including Word, Excel, and PowerPoint.
- Familiarity with Yardi property management systems is preferred.
