Role Objective:

We are looking for an Analyst to enhance our Portfolio Management team. This position will be based in our Toronto office and will involve critical fund analysis, financial modeling, and maintaining investor relations. The Analyst will work under the guidance of the Vice President of Portfolio Management and collaborate with various departments, including asset management and finance.

Key Responsibilities:

  • Lead the development of insightful portfolio analyses to support strategic decision-making.
  • Assist the Portfolio Management team with Canadian value-add funds, focusing on fund-level modeling, asset event tracking, compliance monitoring, and liquidity assessments.
  • Collaborate with portfolio and asset managers to identify optimal strategies for enhancing investor returns.
  • Oversee the preparation and review of client reports and presentations to ensure adherence to investment management standards.
  • Contribute to the creation of investor presentations and respond to inquiries and questionnaires.
  • Develop and refine financial models, enabling scenario analysis and sensitivity testing.
  • Provide analytical support for investment decisions, including hold/sell evaluations and financing options.
  • Assist in formulating asset and portfolio strategic plans to boost investment performance.
  • Prepare and monitor the annual portfolio budget, analyzing performance and variances quarterly.
  • Support the asset management team during the appraisal process on a monthly, quarterly, and annual basis.
  • Draft internal memorandums for the Investment Committee as necessary.
  • Stay updated on real estate market trends and economic indicators.
  • Participate in special projects and other analytical tasks as required.

Qualifications and Skills:

  • 2-3 years of experience in real estate investment analysis or portfolio management in a data-driven environment.
  • Bachelor's degree in Accounting, Finance, Commerce, or Real Estate is preferred.
  • Proficient in financial modeling, with advanced skills in Excel and familiarity with ARGUS and Yardi software.
  • Strong understanding of DCF, NPV, and cash flow modeling techniques.
  • Excellent analytical and quantitative abilities, capable of interpreting complex data to inform decisions.
  • Outstanding verbal and written communication skills, with a keen attention to detail.
  • Able to thrive in a collaborative, team-oriented setting and work effectively across departments.
  • Adaptable to changing priorities and market dynamics.
