PROFILE SUMMARY

Wesgroup is poised for substantial growth over the next several years and in preparation for this exciting and challenging phase, we are actively seeking a highly engaged, adaptable, accountable and experienced
Property Manager
to join our dynamic Residential Property Management team.

We manage nearly 1,600 purpose-built rental homes including vibrant mixed-use communities, modern apartment buildings, and a small selection of condominiums and single-family homes, with another 1,500 rental units currently under construction or in development.

Our communities are primarily located across the Lower Mainland, with a strong presence in Vancouver's River District and New Westminster's Brewery District. This is a unique opportunity to grow your career with one of Western Canada's leading real estate developers while shaping the residential experience in thriving urban communities.

The Property Manager will oversee a diverse portfolio of approximately 600 residential units, taking ownership of day-to-day operations, tenant relations, and asset performance in a collaborative and fast-paced environment.

KEY ACCOUNTABILITIES

Property & Asset Management

  • Manage a growing multi-family rental portfolio to the highest operational standards, including some commercial, strata, or single-family properties.
  • Conduct regular property inspections to ensure safety, compliance, and quality standards are met.
  • Ensure properties comply with local bylaws, building codes, and permit requirements, including the safe handling of hazardous materials.
  • Identify opportunities for preventative maintenance, major repairs, and capital improvements.
  • Prepare, track, and manage operating and capital budgets with accountability for financial performance and variance reporting.

Leasing & Tenant Relations

  • Oversee leasing of vacant and turnover units to maximize occupancy and rental revenue.
  • Maintain strong tenant relationships through professional, courteous, and timely communication.
  • Address tenant concerns and maintenance issues promptly, promoting a positive, community-oriented living experience.
  • Enforce lease agreements and manage rent collection, arrears, and dispute resolution, including preparation for and attendance at Dispute Resolution Hearings.
  • Provide after-hours tenant support as part of an on-call rotation for emergency issues.

Team Leadership & Collaboration

  • Lead, mentor, and support a team of building managers, maintenance technicians, and site staff.
  • Collaborate with internal teams across development, construction, and asset management to ensure alignment with broader company objectives.
  • Participate in regular team meetings and project planning sessions related to new developments or tenant relocations.

Procurement & Project Oversight

  • Manage tendering, analysis, and negotiation processes for contracts and project procurement.
  • Define project scopes and oversee vendor performance to ensure timely, cost-effective completion of work.
  • Monitor market trends, regulatory updates, and industry best practices to inform operational strategies.

QUALIFICATIONS, KNOWLEDGE & EXPERIENCE

  • Minimum 5 years of property management experience in residential real estate.
  • Proven leadership skills with a minimum of 2-3 years of experience managing on-site teams.
  • Strong understanding of the BC Residential Tenancy Act and related legislation.

  • Exceptional interpersonal and communication skills, with the ability to resolve complex tenant or team issues effectively.
  • Strong financial acumen, including experience with budgeting, capital planning, and variance reporting.
  • High proficiency in property management software (Yardi experience is a strong asset).
  • Excellent organizational and time management skills with a proactive, positive attitude.
  • Valid B.C. Driver's License and access to a vehicle.

EXPECTED COMPENSATION

  • Annual Base Salary: The expected salary range for this role is $90,000 - $100,000 per annum. Actual offered salary will depend on individual experience, qualifications, geographic location, market conditions for the role, and internal equity.
