The Position:
The
Senior Property Manager
will play a key leadership role in overseeing the operational and financial performance of a portfolio of commercial office and mixed-use properties in Vancouver. Reporting to the Director of Portfolio Operations, this individual will act as both an operational leader and a strategic partner, responsible for delivering exceptional tenant experience, ensuring efficient property operations, and driving value creation across the portfolio.
This position requires a proactive, analytical, and people-focused professional who thrives in a dynamic environment and enjoys taking ownership of outcomes.
Key Responsibilities:
- Lead the preparation and execution of
annual operating and capital budgets
, ensuring accurate forecasting and alignment with asset plans. - Conduct detailed
monthly financial analysis
, identifying variances, opportunities for efficiency, and strategies to enhance NOI and long-term asset value. - Collaborate with accounting, leasing, and asset management teams to support
strategic planning and performance reporting
. - Monitor rent collection, review reconciliations, and ensure compliance with lease terms and regulatory requirements.
- Manage
vendor and contractor relationships
, ensuring service delivery meets company standards and cost objectives. - Conduct regular property inspections to maintain high standards of building presentation, safety, and functionality.
- Collaborate with the Technical Services and Development teams on
capital projects, energy retrofits, and tenant improvements
. - Support
sustainability and ESG initiatives
, including reducing energy consumption, improving waste diversion, and maintaining green building certifications. - Foster strong relationships with tenants through proactive communication and responsive service.
- Oversee user onboarding, renewals, and move-in/move-out processes to ensure smooth transitions and high satisfaction.
- Lead, mentor, and develop a team of property administrators, coordinators, and building operators.
- Encourage collaboration and accountability across departments to achieve operational excellence.
- Support recruitment, performance management, and professional development initiatives for direct reports.
- Manage risk mitigation strategies and maintain emergency response protocols.
The Requirements:
- Minimum
5+ years of experience
in commercial property management, with exposure to asset management, leasing, and financial performance. - Strong financial acumen, with proven ability to prepare budgets, analyze variances, and interpret property financial statements.
- Demonstrated ability to
build and manage high-performing teams
and foster cross-functional collaboration. - Strong interpersonal and communication skills, with a client-focused mindset.
- Solid understanding of
building systems, maintenance programs, and capital planning
. - Proficiency in Microsoft Office (Excel essential);
Yardi
experience considered an asset.
