As the organization continues to refine processes, elevate service standards, and strengthen operational discipline, they are seeking an experienced Senior Property Manager who can bring strong leadership, technical proficiency, and mature judgment to a high-responsibility role.

Your New Role

The Senior Property Manager is responsible for overseeing day-to-day operations across a residential portfolio that includes both company-owned buildings and third-party managed communities. You will ensure that each property is maintained to a high standard, that resident needs are addressed promptly, and that all operations comply with regulatory, financial, and contractual requirements.

Your role includes full accountability for operational performance, including conducting regular site visits, coordinating service contracts, overseeing maintenance and repair programs, addressing tenant concerns, and ensuring compliance with the Residential Tenancy Act and all applicable regulations. You will guide capital projects from planning through execution while supporting owners and internal teams with accurate reporting, financial stewardship, and clear recommendations. A strong financial mindset is essential, as you will oversee operating budgets, review monthly financial statements, evaluate variances, and prepare reporting and analysis for ownership and stakeholders.

You will manage tenant relations with professionalism and steadiness, including handling disputes, overseeing arrears, and leading complex arbitration files when required. You will also collaborate with leasing and marketing representatives as needed to support occupancy and promote resident satisfaction. This role requires someone present, engaged, and able to respond effectively to both predictable and unexpected challenges within a dynamic residential environment.

What Sets You Apart

You bring extensive experience in residential property management and have built a strong reputation for accountability and operational leadership. You hold a valid Rental Property Management license and have a strong working knowledge of the Residential Tenancy Act, Real Estate Services Act, and related regulatory frameworks. Your communication skills are exceptional, allowing you to navigate sensitive conversations, direct on-site teams, and build constructive relationships with tenants, vendors, owners, and service partners.

You lead with professionalism and integrity, take pride in delivering consistent service, and excel in environments where you are relied on both for your technical expertise and your ability to bring calm, clarity, and structure to demanding situations.
