Management of residential and commercial real estate facilities for Claridge Homes. The
Property Manager is involved in all aspects of day-to-day operations of the property
including accounting, tenant relations, maintenance and repair, security, janitorial services,
landscaping, snow removal etc. The purpose of the property manager is to effectively
manage and coordinate persons, activates and available resources in order to accomplish
corporate objectives. These objectives will include maximizing occupancy levels.
**Responsibilities include**:
- Provide excellent tenant Service. Respond to tenant requests/problems in a timely and courteous manner and generate work orders to be actioned by the
- Facilities Team. Follow up with the tenant to ensure satisfactory resolution of the issue. Ensure that there is 24 hour emergency coverage for the property at all times.
- Conduct periodic inspections of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property
- Ensure that property and lease files are properly maintained and kept up to date in accordance with company policy. Prepare and maintain appropriate tenant lease files, records, correspondence and file note.
- Co-ordinate production and ordering of signs, tenant identification etc.
- Assist in production of monthly charges
- Assist in preparation of transaction related documents
- Obtain estimates/bids for general work at the property
- Ensure property is rented to fullest capacity utilizing marketing strategies to secure prospective residents
- Continually monitor and analyze the market conditions for rentals
- Deal with resident concerns and requests on a timely basis to ensure resident satisfaction
- Prepare yearly budgets for CAM recoveries
- Ensuring costs are accurate in the GL prior to reconciliation preparation for tenants
- Prepare revenue projections for all commercial sites in preparation of budgets
- Ensure all rents are collected and posed in a timely manner
**Knowledge Skills and Abilities**:
- Completion of a post-secondary education in a related field
- A minimum of five (5) years of related experience
- Knowledge of best practice related to Leases and service contracts
- In depth knowledge of The Residential Tenancies Act.
- Experience dealing with the Landlord and Tenant Board
- In-depth property management knowledge including, but not limited to, building
- operations, customer service, occupational health and safety, environmental compliance.
- Bilingualism (French/English) would be an asset
