**POSITION OVERVIEW**:

- Reporting to the Sr. Property Manager, this position is responsible for assisting them with managing the day to day operations of the site(s) within the assigned portfolio. This role is located at our Donald Plaza location.

**RESPONSIBILITIES**:

- Reconciled Tenant accounts and prepare statement of accounts and correspondence to each tenant;
- Oversee the collections of accounts receivables as per company objective standards by ensuring the timely collection of all rents, input into the system and deposit in the bank;
- Review A/R and call tenants for outstanding arrears;
- Resolve tenant inquiries regarding their billings;
- Review charge back billings for accuracy and distribute to Tenants;
- Ensure tenant billings and year-end adjustments are correct and as per lease agreement;
- Prepare and distribute year end recoveries to all tenants;
- Issue default and / or demand notices to tenants for non-payment of rent;
- Review and approve lease summaries;
- Prepare lease assignment documentation;
- Issue and review open purchase orders;
- Collect and record monthly sales figures for tenants reporting;
- Assist in the preparation of annual budgets and related documents;
- Analyze financial statements on a monthly basis;
- Provide oversight of property administration team including coaching, support and review of work produced;
- Complete property inspections, including site visits within the city when required;
- Meet with inspectors and / or site maintenance contractors as required;
- Schedule and complete walkthrough of vacant premises following tenant vacancy;
- Review analysis of utility accounts, monthly reading and prepare timely billings to metered tenants;
- Set up tender packages for contractor selection;
- Prepare and update reports as it relates to new tenants, accounts receivable, accounts payable, sales, occupancy, etc.;
- Inform manager of any Property, Tenant or A/R issues;
- Ensure that RioCan’s Health and Safety policies are routinely assessed at the property level;
- Other duties / projects as required.

**QUALIFICATIONS**:

- College Diploma or Certificate in Business Administration;
- 5 years of experience in property management;
- Exceptional written and verbal communication skills;
- Experience using Yardi is an asset;
- Proficient in Word, Excel and Outlook;
- Proven problem-solving skills;
- Previous experience managing people.
