**SUMMARY**

Reporting to the Residential Property Manager, the Assistant Residential Property Manager is responsible for overseeing administrative operations and supporting leasing activities for the residential portfolio consisting of 13 buildings across 6 sites in London, Ontario. The Assistant Residential Property Manager also provides leadership and coaching to the residential team at multiple buildings and is accountable for driving operational excellence, developing talent and upholding BlueStone’s high level of standards.

**RESPONSIBILITES**

The Assistant Residential Property Manager will oversee the day-to-day operations and teams for some of the buildings within the residential portfolio. As such, this position is provided with a company phone and is on call to respond to emergencies. The Assistant Residential Property Manager also plays a key role in supporting the Residential Property Manager and the whole residential portfolio with administrative operations and leasing activities such as:

- Preparing and signing notices, reviewing payment plans and managing collection accounts
- Resolving escalated resident concerns and ensuring a high level of service is provided to residents
- Ensuring all work orders are completed accurately and in a timely manner
- Reviewing, approving/declining, coding and managing purchase orders and invoices in alignment with the approved budget
- Conducting monthly site and suite inspections preparing deficiency reports and making recommendations for preventative maintenance
- Submitting Wyse and Hydro forms
- Conducting market surveys to stay informed about trends and conditions
- Reviewing and recommending new market rents

**REQUIREMENTS**
- 2-5 years of experience in residential property management working in a supervisory capacity
- Exceptional leadership skills, including the ability to motivate, coach and develop employees
- Understanding of the Residential Tenancies Act, Employment Standards Act, Human Rights Code, Fire Code, Building Standards Code, Occupational Health & Safety Act
- Computer and smartphone proficiency including Microsoft Office Suite. Yardi an asset.
- Strong negotiation, analytical and problem-solving skills
- Exceptional interpersonal as well as written and verbal communication skills
- Criminal background check required (paid by BlueStone)
- Must have a valid G driver’s license and automotive insurance with minimum liability of $1,000,000.
