Job Description

As a key member of the Canada Lands Company team, the Director, Real Estate, Marketing, Sales and Leasing will play a critical role in driving the company's strategic and tactical marketing, sales, and leasing initiatives.

Key Responsibilities
  • Marketing and Sales Leadership
    • Develop and execute comprehensive marketing and sales strategies to drive business growth and profitability.
    • Lead and direct marketing and sales processes, including market positioning, initial marketing efforts, offers of sale, and closing.
    • Interact with external brokers, advisors, solicitors, and purchasers to achieve business objectives.
  • Strategic Decision-Making
    • Drive long-term growth and profitability through strategic decision-making at all stages of marketing, sales, and leasing processes.
    • Remain current on development activities and market values/trends and innovations.
  • Leasing and Asset Management
    • Direct leasing and asset management strategies to maximize returns on investment.
    • Participate in the development, branding, and identity of neighborhoods within Currie.
  • Brand and Messaging
    • Ensure effective and consistent articulation of brand and messaging to various audiences and stakeholders.
  • Project Management
    • Participate in the preparation of short-term and long-term activities, budgets, schedules, and business plans.
    • Monitor the financial performance of sales and leasing projects to ensure timely completion and budget adherence.
  • Marketing and Promotional Materials
    • Prepare and disseminate marketing and promotional materials for sales and leasing projects.
  • External Relationships
    • Represent Canada Lands Company's interests with local municipalities, municipal officials, industry and business associations, and community groups.
    • Build long-term business relationships with developers, builders, operators, contract professionals, and communities/stakeholders.
  • Special Projects
    • Participate in special projects and duties as assigned by the Senior Director, Real Estate.
Qualifications
  • Minimum of seven to ten years of experience in real estate and land marketing, sales, and leasing transactions.
  • Post-secondary degree or diploma in one of the fields of business, finance, marketing, real estate, and/or urban planning or comparable field required, including professional certification(s).
  • Demonstrated relevant and comparable project experience of a size and scale compared with the National Capital Region/Atlantic projects.
  • Marketing, sales, and transactions skills, including conducting effective market sounding, preparing data rooms, and reading, interpreting, and negotiating legal agreements.
  • Project management skills, including establishing budgets, meeting schedules, managing project files, and making appropriate decisions to ensure successful project outcomes.
  • Sales management experience in the public and/or private sector.
  • Experience with profit and loss (P&L) accountability and delivery of land development and sales targets.
  • Big picture thinker with understanding of matrix organization and balance of local operational and corporate-strategic drivers.
  • Knowledge of all aspects of mixed-use residential and/or commercial land development.
  • Proficient with computers and software applications, including Microsoft Word, Excel, PowerPoint, and Project.
