LOCATED IN OTTAWA, ONTARIO, CANADA

The Residential Maintenance and Operations Coordinator plays a pivotal role in managing the daily functions of various residential properties under the stewardship of District Realty. This position requires a physical presence on-site and is not available for remote work.

Core Responsibilities:

  • Oversee site personnel to guarantee efficient property management in adherence to all relevant building codes, regulations, and standards.
  • Administer pest control, fire safety protocols, HVAC upkeep, and swimming pool maintenance.
  • Perform routine inspections to ensure optimal operation of building systems, mitigate risks, and uphold property aesthetics.
  • Supervise annual unit evaluations and compile punch lists for maintenance staff.
  • Coordinate and execute maintenance tasks for current residents and vacant units to fulfill occupancy criteria.
  • Manage both in-house maintenance teams and external contractors.
  • Educate superintendents on the utilization of company applications and basic maintenance procedures to lower contractor expenses.
  • Oversee inventory management and equipment procurement.
  • Address standard tenant inquiries and escalate issues to management as necessary.
  • Draft and distribute notices to residents.
  • Ensure peak mechanical performance and energy efficiency through consistent inspections of buildings and systems.
  • Assist in the planning and management of capital improvement projects.
  • Undertake additional responsibilities as assigned.

Qualifications:

  1. Demonstrated experience or supervisory expertise in general residential renovations and repairs.
  2. Competence in office and fundamental IT software applications.
  3. Knowledge of the Residential Tenancy Act and Residential Lease agreements.
  4. Exceptional organizational and time management abilities, with a strong capacity to collaborate in a team setting with minimal oversight.
  5. Ability to handle multiple tasks and excel in a dynamic work environment.
  6. Strong verbal and written communication skills.
  7. Proficiency in MS Office is essential.
  8. Possession of a personal vehicle with a clean driving record and necessary tools for task completion.
  9. Availability to respond to emergencies during standard operational hours.
  10. Participation in an after-hours emergency response rotation.
  11. Bilingualism is an advantage.
