LOCATED IN OTTAWA, ONTARIO, CANADA

The Residential Maintenance and Operations Coordinator plays a crucial role in managing the daily functions of various residential properties under the stewardship of District Realty. This position requires on-site presence and is not available for remote work.

Key Responsibilities:

  • Oversee site personnel to guarantee efficient property management in accordance with all applicable building codes, regulations, and acts.
  • Administer pest control, fire safety measures, HVAC upkeep, and swimming pool maintenance.
  • Conduct routine inspections to ensure the proper operation of building systems, mitigate risks, and uphold property aesthetics.
  • Manage annual unit evaluations and compile punch lists for property superintendents.
  • Coordinate and execute maintenance tasks for current residents and vacated units to align with occupancy standards.
  • Supervise both in-house maintenance teams and external contractors.
  • Educate superintendents on the utilization of company applications and fundamental maintenance techniques to minimize contractor expenses.
  • Oversee inventory management and equipment procurement.
  • Address standard tenant inquiries and escalate issues to management as necessary.
  • Prepare and distribute notices to residents.
  • Ensure optimal mechanical performance and energy efficiency through consistent inspections of buildings and systems.
  • Assist in the planning and management of capital improvement projects.
  • Perform additional responsibilities as assigned.

Qualifications:

  1. Experience or supervisory expertise in general residential renovations and repairs.
  2. Proficient in office and basic IT software applications.
  3. Knowledge of the Residential Tenancy Act and Residential Leases.
  4. Exceptional organizational and time management abilities, with a strong capacity to collaborate in a team setting with minimal oversight.
  5. Ability to manage multiple tasks and excel in a dynamic work environment.
  6. Strong communication and interpersonal skills.
  7. Proficient in MS Office is a requirement.
  8. Must possess a personal vehicle with a clean driving record and the necessary tools to complete all assigned tasks.
  9. Availability to respond to emergencies during standard operational hours.
  10. Participation in an after-hours rotational emergency response team is required.
  11. Bilingualism is considered a valuable asset.
