LOCATED IN OTTAWA, ONTARIO, CANADA

The Residential Maintenance and Operations Coordinator plays a pivotal role in managing the daily functions of various residential properties under the stewardship of District Realty. This position requires on-site presence and is not available for remote work.

Core Responsibilities:

  • Oversee site personnel to guarantee efficient property management in accordance with all relevant building codes, regulations, and acts.
  • Administer pest control, fire safety protocols, HVAC upkeep, and swimming pool maintenance.
  • Conduct frequent assessments to ensure the optimal performance of building systems, mitigate risks, and uphold property aesthetics.
  • Supervise annual unit evaluations and compile punch lists for property superintendents.
  • Coordinate and execute maintenance tasks for current residents and vacant units to adhere to occupancy standards.
  • Manage in-house maintenance teams and external contractors.
  • Educate superintendents on the utilization of company applications and fundamental maintenance practices to lower contractor expenses.
  • Oversee inventory management and procurement of equipment.
  • Address routine tenant inquiries and escalate issues to management as necessary.
  • Prepare and distribute notifications to residents.
  • Ensure peak mechanical functionality and energy efficiency through systematic inspections of buildings and systems.
  • Assist in the planning and management of capital improvement projects.
  • Undertake additional responsibilities as assigned.

Qualifications:

  1. Demonstrated experience or supervisory expertise in general residential renovations and repairs.
  2. Proficient in office and basic IT applications.
  3. Knowledge of the Residential Tenancy Act and Residential Leases.
  4. Exceptional organizational and time management abilities, with a strong capacity to collaborate in a team setting with minimal oversight.
  5. Ability to manage multiple tasks and excel in a dynamic environment.
  6. Strong communication and interpersonal skills.
  7. Proficient in MS Office is essential.
  8. Possession of a personal vehicle with a clean driving record and necessary tools for task completion.
  9. Availability to respond to emergencies during standard operational hours.
  10. Participation in an after-hours emergency response rotation.
  11. Bilingualism is an advantage.
