POSITION OVERVIEW

The Technician III-Roving plays a crucial role in the management of facility operations, which encompasses mechanical and supporting systems. This position entails conducting structured inspections, performing both preventative and corrective maintenance, and delivering routine and on-demand services for mechanical equipment and associated systems. The Technician III-Roving is also tasked with executing work in alignment with established protocols and adhering to internal and external regulations, including environmental, health and safety, and fire protection standards.

KEY RESPONSIBILITIES

Troubleshooting

  • Assess and report on the condition of facility mechanical and electrical systems, identifying deficiencies and recommending enhancements and repairs.

Maintenance

  • Execute tasks in accordance with established procedures and standards.
  • Ensure compliance with all relevant internal and external regulations, including environmental, health and safety, and fire protection.
  • Conduct regular inspections and preventative maintenance on mechanical systems to meet uptime objectives and maintain asset integrity.
  • Respond to service requests and perform necessary maintenance on mechanical equipment and systems.
  • Monitor assigned facilities through systematic walkthroughs for mechanical and electrical systems.
  • Operate facility mechanical systems effectively.
  • Manage the lifecycle of work orders, documenting progress from dispatch to completion and ensuring quality standards are met.
  • Assist in the implementation of a preventative maintenance program, ensuring deficiencies are recorded and escalated appropriately.

Client Relations

  • Contribute to tenant and customer satisfaction by delivering services in a professional manner.

Administrative Duties

  • Participate in facility-related projects as needed.
  • Ensure compliance with corporate policies and legislative requirements regarding environmental, health and safety, and fire protection.
  • Maintain tools and arrange for repairs or replacements as necessary.
  • Submit all expense reports promptly.
  • Perform other duties as assigned.

EDUCATION AND EXPERIENCE REQUIREMENTS

  • High school diploma with trades training and/or relevant certification or licensing.
  • Minimum of 3 years of experience in preventive and corrective maintenance of HVAC systems or pneumatic/hydraulic systems.
  • Strong understanding of facility operations and maintenance processes.
  • Proven ability to maintain, troubleshoot, and repair mechanical and building systems.
  • Strong commitment to environmental, health, and safety practices.
  • Excellent client-service orientation with a high sense of urgency.
  • Knowledge of Building Automation Systems (BAS) and HVAC systems.
  • Effective communication skills for data exchange and clarification.
  • Mentoring skills to support the development of junior technicians.
  • Willingness to work shifts and be available for on-call duties as required.
  • Adherence to health and safety policies, including the use of Personal Protective Equipment (PPE).
  • Capability to obtain necessary security clearance.
  • Valid driver's license.
