Job Summary:

The Maintenance Manager/Superintendent will be responsible for overseeing the maintenance and upkeep of properties owned by Urentottawa. This includes ensuring that all properties are healthy, habitable, and presentable, and that all necessary repairs and maintenance are completed in a timely manner.

Key Responsibilities:

  1. Provide Exceptional Customer Service: Respond to tenant inquiries and concerns in a professional and timely manner, building positive relationships and communications.
  2. Preparation of Units: Prepare units for new tenants, including assembling new furniture, hanging washroom fixtures, and ensuring all furnishings are installed and operating.
  3. Maintenance and Inspections: Coordinate ongoing maintenance and inspections to comply with all relevant laws, codes, and company policies.
  4. Record Keeping: Maintain accurate records of repairs and invoices.
  5. Service Contracts: Negotiate service contracts when necessary.
  6. Work Scheduling: Schedule and inspect work to ensure timely completion.
  7. Third-Party Coordination: Hire and supervise third-party companies when needed.
  8. Budgeting: Assist in the development of budgets for the upkeep of equipment and property structures.
  9. Equipment Maintenance: Conduct repairs on company or building equipment, including heating and cooling systems, plumbing systems, or electrical systems.
  10. Aesthetic Upkeep: Perform general aesthetic upkeep, including painting, basic carpentry, or landscaping.
  11. Pest Control: Handle pest control issues by spraying insecticide or coordinating with appropriate professionals.
  12. Lock Maintenance: Ensure locks are functioning properly and respond to issues.
  13. Calendar Management: Maintain and carry out a calendar of monthly and annual equipment checkups or repairs.
  14. Emergency Response: Provide after-hours emergency service when required.

Requirements:

  1. Forecasting: Able to forecast the need for improvements before they become issues.
  2. Organizational Skills: Strong organizational skills.
  3. Record-Keeping: Record-keeping and invoicing abilities.
  4. Physical Demands: Ability to work in various temperatures and lift heavy objects; should be in overall good physical health.
  5. Problem-Solving: Problem-solving skills for basic issues that may arise on the job.
  6. Time Management: Timely response to emergencies and ability to prioritize important work.
  7. Communication: Effective communication of issues to upper management and collaboration with staff members.
  8. Calendar Management: Ability to organize calendars and appointments related to maintenance.
  9. Multitasking: Multitasking and juggling various appointments and requests effectively.
  10. Initiative: Shows initiative and demonstrates accountability.

Qualifications:

  1. Driver's License: Possess a valid driver's license in good standing.
  2. Clean Background: Possess a clean background check if requested.
  3. Trades Licensing: Any trades licensing is considered a strong asset.
  4. System Knowledge: Knowledge of electrical and plumbing systems relevant to the job.
  5. Plumbing Repairs: Ability to complete routine plumbing repairs is an asset.
  6. System Knowledge: Knowledge of heating and air conditioning units, plumbing systems, and electrical systems.
  7. Maintenance Equipment: Advanced understanding of maintenance equipment, procedures, and techniques.
  8. Compliance: Proven ability to comply with operational policies, procedures, codes, and regulations.
  9. Experience: Previous maintenance, contracting, or construction work for at least 5 years is preferred.
  10. Health and Safety: WHMIS training and any other health and safety training is preferred.
  11. Industry Connections: Connections within the trades industry are an asset.
  12. Cellular Phone: Own a cellular phone.
  13. Education: High school diploma minimum education.
  14. Language: Must be able to read, write, and speak fluent English.
  15. Interpersonal Skills: Ability to connect with a variety of personalities on the phone and in person.
  16. Availability: Available to be on call and respond to maintenance requests on nights and weekends.

Job Type: Full-time permanent

Salary: $55,000-$60,000/year in wages and living expenses plus bonus
