**Property Manager**

MDCC Management Company Ltd/Sweet Suite Home Inc is a residential rental property company serving Edmonton and area. We are looking for a Property Manager to oversee daily operations and to ensure that our residents have a consistently Sweet rental experience in our properties. As a growing company, we anticipate this role to go from part time to full time within the next 12 months.

**Responsibilities**

Perform all aspects of the leasing and tenant-relations cycle including the following:

- Research to determine fair market rent
- Prepare and post vacancy ads
- Answer inquires, pre-screen and conduct showings
- Prepare lease and lease renewals. Oversee all document completion.
- Conducting property/suite inspections on a periodic basis as well as at move-in and at move-out. Complete and store records to document inspections.
- Receive, review, and prioritize maintenance requests and routine maintenance. Assign to appropriate service provider.
- Communicate and follow-up with tenants on an as needed basis (eg: new policies, new move-in experience, etc)
- Ensure that all resident needs are addressed, including ensuring that the community is clean and tidy. May include issuing warning notices or eviction notices if required.
- Manage any potential problems or complaints that may arise with the tenants or with outside providers.
- Assist with any potential legal challenges that may arise (such as evection hearings).
- Ensure compliance with the Alberta Residential Tenancies Act, and with MDCC Management Company Ltd/Sweet Suite Home Inc policies and procedures.

Property record keeping and track/oversee maintenance as follows:

- Track income and expenses. Forecast upcoming month’s needs and advise supervisor if any shortfall anticipated.
- Update and maintain all property documents in property management software
- Coordinate and oversee maintenance service providers. Review and approve invoices for payment.
- Oversee budgeting and expenses (including mortgage payments, utilities accounts, property taxes and insurance).

To perform the duties as outlined above, you will need to have:

- A reliable late-model vehicle (cannot use public transit for these duties)
- A laptop or computer with reliable internet access
- A cell phone (a business number will be provided)
- A tablet for onsite inspections (provided)

**Experience**:

- Property management (ideal) or customer service experience (2 years, required)
- Familiarity with the Alberta Residential Tenancies Act.
- Demonstrated organizational skills.

**Education**:

- Education in business skills such as marketing, accounting, administration typically achieved through College or University formal training. Students enrolled in such programs or recent graduates are encouraged to apply.

**Job Type**: Part-time
Part-time hours: 10-25 per week

**Salary**: $18.00-$22.00 per hour
