**Property Manager**

Arbutus Properties is a leading commercial and residential property development company, offering a dynamic work environment, attractive compensation and benefits package, and vast opportunity for advancement. We are currently seeking an experienced **Property Manager **with a strong work ethic, the desire to be part of a team, and the skills to assist in the management of several properties in the Edmonton region.

As a member of our team, you will provide insight and innovative solutions to ensure the successful lease administration and management of our commercial and multi-family properties.

**Summary**

Reporting to the General Manager, the Property Manager is responsible for the financial and operational performance of a portfolio of residential properties in Edmonton and area. The position is responsible for leading the delivery of “best in class” operations to ensure properties are operated and maintained safely and efficiently. The Property Manager is the primary representative for day-to-day contact with tenants with a key focus on maintaining and enhancing tenant relationships and the Arbutus brand.

**Responsibilities**
- Manage all aspects of the day-to-day operations and liaise with tenants on property management issues.
- Prepare, monitor, and report on all property expense schedules/budgets and related to achieve NOI goals for all assigned properties. This includes monthly rents, percentage rents, miscellaneous income and parking facilities, annual operating budgets, and programs.
- Develop and maintain preventative and corrective maintenance schedules and oversees maintenance activities.
- Perform Annual Building Inspection activities.
- Maintain strong relationships between internal teams responsible for leasing, construction, legal, lease administration, marketing, property accounting and third-party management.
- Foster good resident relations and implement approved programs in accordance with budget guidelines.
- Practice excellent resident relations through regular resident visits to ensure concerns and complaints are dealt with in a timely, professional manner to ensure long-term tenancies.
- Handle resident concerns and inquiries with a goal of 100% satisfaction.
- Keep properties occupied with qualified residents through advertising, lead follow-up, property showings for prospective residents.
- Ensure all maintenance and repairs are conducted in a timely and cost-efficient manner.
- Issue purchase orders and renovation requests and coordinate contractors for same.
- Conduct regular site inspections and all move-in/out inspections at the property.
- Ensure resident move-ins and move-outs are efficient, timely and that you are ensuring diligence on recoveries.
- Complete and approve security deposit statements and charges upon move out.
- Initiate suite transfer requests and complete inspections.
- Diligently address any pest issues in the properties and work with the pest control team to alleviate them.
- Ensure maintenance and cleaning contracts are in place as required and supervise all maintenance, repairs, contracts, and landlord's work in a timely and cost-effective manner.
- Assist in the preparation of operating budgets and the monitoring of budgets thereafter and execute the property business operations within the approved budget.
- Always working towards the owners' goals and objectives while at the same time providing exceptional customer service.
- Responsible for the leasing processes, lease administration, and renewal processes as well as providing a strong leasing feedback loop.
- Prepare lease agreements and ensure that they are signed and executed in a timely manner.
- Offer occasional leasing assistance by showcasing a suite/property to a prospective resident.
- Collect rent payments and maintain accurate records of tenant payments and account balances.
- Respond to prospect leads and tenant inquiries in a timely and professional manner.
- Assist with move-in and move-out procedures; conduct inspections and process deposits.
- Assist in coordinating the lease renewal process.
- Manage maintenance requests and ensure repairs are completed timely and efficiently.
- Prepare budgets, financial reports, and other administrative tasks.
- Foster a sense of community and promote tenant retention.
- Provide key input into the marketing program.
- Ensure compliance with the Residential Tenancies Act in all procedures.
- Ensure local, provincial, & federal laws and regulations are being observed.
- Ensure comprehension and compliance with all Arbutus Properties policies.
- Participate in special projects and take on other duties as needed.

**Requirements**:

- Post-Secondary Education an asset but not required.
- 2+ years of property management experience.
- Proficient in the use of technology platforms - knowledge of Yardi is an asset.
- Microsoft Office Suite experience - intermediate level at minimum.
- Must have a high degree of professionalism
