Property Manager

Tacada is seeking a highly organized and experienced Property Manager to oversee multi-family rental properties ranging from 4-plexes to high-rise buildings. As a Property Manager, you will be responsible for managing a diverse portfolio of properties located throughout Western Canada. Your primary focus will be on purpose-built rentals, ensuring the highest level of service is provided to tenants. This role requires strong leadership skills, exceptional attention to detail, and the ability to effectively manage multiple projects.
**Responsibilities**:
1. Property Operations Management:
- Oversee the day-to-day operations of multi-family rental properties, ensuring adherence to company policies, procedures, and legal requirements.
- Coordinate property maintenance, repairs, and renovations, working closely with contractors and vendors to ensure timely completion.
- Conduct regular property inspections to identify maintenance issues, safety concerns, and opportunities for improvement.
- Manage property budgets and financial performance, including rent collection, expense monitoring, and cost control measures.
- Implement effective leasing and marketing strategies to attract and retain tenants.
2. Tenant Relations and Customer Service:
- Serve as the main point of contact for tenants, addressing inquiries, resolving complaints, and ensuring a high level of tenant satisfaction.
- Facilitate the leasing process, including tenant screening, lease negotiation, move-in/out procedures, and rent collection.
- Develop and maintain positive relationships with tenants, responding promptly to their needs and concerns.
- Conduct regular tenant communication and engagement initiatives, such as newsletters, community events, and surveys.
3. Regulatory Compliance:
- Stay up-to-date with federal, provincial, and municipal regulations governing rental properties in Canada, ensuring compliance in all areas.
- Maintain accurate and complete records, including lease agreements, tenant files, maintenance logs, and financial documentation.
- Assist in preparing reports and documentation for regulatory inspections and audits as required.
**Qualifications**:
- Bachelor's degree in Business Administration, Real Estate, Property Management, or a related field (or equivalent work experience).
- Minimum of 5 years of property management experience, with a focus on multi-family rental properties.
- Knowledge of Canadian rental regulations, residential tenancy acts, and property management best practices.
- Excellent interpersonal and communication skills, with the ability to build positive relationships with tenants, staff, and external stakeholders.
- Detail-oriented with strong organizational and problem-solving skills.
- Valid driver's license and ability to travel within Canada, as required.
