**Job Description**:
Realty 72, an innovative property management company in Edmonton, Alberta, is seeking a dedicated Property Manager to join our team. As a Property Manager, you will be responsible for overseeing a portfolio of residential properties and ensuring their efficient operation and maintenance.

Key Responsibilities:
1. Property Management: Manage a portfolio of residential properties, including single and multi-unit dwellings.

2. Tenant Relations: Oversee tenant relations, including leasing, rent collection, and addressing tenant concerns and inquiries in a timely and professional manner.

3. Maintenance Coordination: Coordinate maintenance and repair activities for managed properties, ensuring timely resolution of issues and adherence to budgetary constraints.

4. Lease Management: Facilitate lease agreements, including lease signings, renewals, and terminations, in compliance with local regulations and company policies.

5. Financial Management: Assist in budgeting, expense tracking, and financial reporting for managed properties.

6. Property Inspections: Conduct regular property inspections to assess maintenance needs, safety concerns, and overall property condition.

7. Vendor Management: Liaise with contractors, vendors, and service providers to ensure quality services and competitive pricing.

8. Compliance: Ensure compliance with relevant landlord-tenant laws, building codes, and property regulations.

9. Reporting: Prepare regular reports for property owners, providing updates on property performance, maintenance activities, and financial metrics.

10. Customer Service: Provide excellent customer service to property owners, tenants, and other stakeholders, fostering positive relationships and addressing concerns proactively.

Qualifications:

- Previous experience in property management or real estate industry preferred.
- Strong communication, organizational, and problem-solving skills.
- Knowledge of landlord-tenant laws and property management best practices.
- Ability to multitask and prioritize tasks effectively in a fast-paced environment.
- Proficiency in property management software and Microsoft Office Suite.
- Valid driver's license and access to a vehicle for property inspections and site visits.

Pay: $36,000.00-$40,000.00 per year
