Residential Property Manager

Edmonton, Canada McCOR Management Full time

**Required**:

- 5-10 Years’ experience managing a portfolio of residential properties.
- RECA License in Property Management.
- A comprehensive working knowledge of the Alberta _Residential Tenancies Act._

**Preferred**
- Professional designation as a CPM or RPA.

**General**
- Recruitment, training, and supervision of site-level staff including site managers, maintenance technicians, and contract service providers.
- Preparation of thorough monthly reports to client property owners.
- Maintaining regular, clear, and appropriate communication with client property owners about all matters concerning their assets.
- Making recommendations to and carrying out the instruction from client property owners

**Financial**
- Preparing thorough & accurate annual property budgets.
- Review and approval of monthly financial statements, rent rolls, and revenue reports.
- Oversight of day-to-day operating expenditures for the properties.
- Collection of rents and arrears, including initiating legal action when required.
- Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

**Maintenance**
- Preparation of appropriate preventive maintenance plans for assigned properties.
- Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
- Ensuring all properties are in compliance with local building and safety codes.
- Sourcing appropriate third-party vendors to provide services to the property as required.
- Conduct regular inspections of the properties to ensure first-class operations are maintained.
- Plan and recommend capital improvements that may be required.
- Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duties of a Property Manager encompass all facets of ensuring that the property is run efficiently and effectively, with the highest regard to the satisfaction of the tenants and the Landlord. As such, no list of duties should be considered all-encompassing, and a spirit of ownership is expected.
