**Summar**y**:
The Project Coordinator is responsible for many aspects of the construction process, pre-build. They are responsible for enrolling all Phelps Home units with Tarion. This position is also responsible for obtaining all building permits and working with the municipalities regarding any questions/concerns they may have regarding the permit packages. This position is also responsible for tracking grading deposits and ensuring refunds are received from applicable municipalities. On occasion, this role is required to produce CAD drawings for internal use.
**Specific Responsibilities**:
- Ensure that building permits are applied for, followed up on, and received on time.
- Work with the municipalities to ensure that questions and issues are resolved quickly.
- Stay current with any changes to municipal by-laws.
- Track development charges/building permit fees and advise management of any changes.
- Process cheque requests for building permit fees and development charges as needed.
- Ensure that permit drawings are accurate and fully capture client modifications.
- Maintain lot matrix of which models fit on which lots, for all projects.
- Review plans to ensure that lot grading conditions are captured on working drawing.
- Order, coordinate, and ensure accuracy of all plot plans for each building lot.
- Monitor new home sales and ensure Tarion enrolments are completed as required.
- Liaise directly with décor and sales staff to ensure the requirements for the job are provided.
- Act as the liaison with sub-contractors to expedite drawings and related information.
- Prepare tenders and complete bid recaps to ensure accurate evaluation, decision-making, transparency, and documentation throughout the bidding process.
- Compile the "Construction Binder" for "Lot Release", ensuring that all documentation is up-to-date and comprehensive.
- Data management and document control of relevant department procedures.
- Overflow/Assist with issuance of Purchase Orders (POs).
- Issue official notice of construction when construction commences on each unit.
- Ensure Tarion enrolment fees are calculated properly and paid on time.
- Track all municipal grading deposits for each project.
- Review grading plans and determine where walk-out, look-out or deck conditions exist.
- Obtain final lot grading certificates from project engineer for all units in all projects; ensure that grading deposit refunds are received from the municipality.
- Coordinate (exterior) spring works for all sites; this includes but is not limited to driveways, sodding and curbs.
- Ensure that grading deficiencies are dealt with and completed in a timely manner.
- Develop construction drawings encompassing floor plans, electrical layouts, roof plans, elevations, cross sections, and necessary details.
- Other responsibilities within the scope and spirit of the role as required.
**Education & Experience**:
- Diploma in Architectural Technology or related science
- Minimum 3 years’ experience in architectural design
- Proficiency with AutoCAD
- Knowledge of the Ontario Building Code
- Excellent working knowledge of Microsoft Office products; specifically Excel.
- Previous experience with a new home builder is considered an asset.
