Are you ready to take on an exciting role as a Building Operator? We are looking for a friendly and reliable individual to join our team at the head office of one of our national accounts. Reporting to the Operations Supervisor, your main responsibility will be ensuring the safe and efficient operation of building HVAC, electrical, life safety, and all auxiliary equipment. You'll also have the opportunity to interact with tenants and be their go-to person for any property-related concerns.

Plus, you'll have the chance to gain valuable on-call experience, responding to emergencies and being the hero the building needs.You will be part of a 4 person team and expected to participate in the on-call rotation (approximately once/4 weeks). This shift typically starts at 8:30am, Monday-Friday.

WHAT YOU’LL BE DOING:

Tenant Relations: Establish and maintain positive relationships with tenants, addressing their concerns, resolving issues, and ensuring smooth communication and collaboration.

Operate and maintain the central plant and localized heating, cooling and ventilating equipment, ensuring efficient and safe operation of all HVAC related equipment throughout the individual buildings.

Perform required preventative maintenance tasks of equipment to ensure building systems are maintained at optimum efficiency. Assist and complete all of required preventive maintenance tasks.

Perform water treatment testing and analysis, adjust and modify the chemical feed to ensure proper levels are being maintained.

Perform work in one or more of the maintenance trades: carpentry, plumbing, HVAC, electrical, etc

Complete custodial housekeeping tasks in the mechanical/electrical areas; or as required.

Perform regular interaction and supervision of outside trades to ensure the completion of contracted repairs and services.

Take part in cross-training between different properties within the Portfolio of the Kitchener-Waterloo Region .

Act as relief for other similar positions at other job sites due to staff absences, shortages, as may be required.

Perform other related duties as required and reasonably assigned from time to time. Such duties include, but are not limited to, the management of operations contracts. These contracts encompass a range of responsibilities, such as window cleaning, pest control. Aesthetic maintenance for both the interior and exterior areas, such as line painting and monitoring parking lot conditions. Additionally, this also involves the oversight of Fire Alarm Systems

WHAT YOU BRING :

Minimum 3 years’ experience in building repairs/operations. Experience in the operation of Fire and Life Safety systems in a typical commercial building. Possess or be willing to obtain a Building Environmental Systems Operator Certificate Class 1 & 2. Trade certifications and/or other equivalencies considered. Participation in an on-call rotation with other operators (approximately one weekend/month) Experienced with computerized building management and control systems. Interpersonal skills demonstrating integrity and dedication to service excellence. Good verbal and written communication skills. Be able to comprehend an issue, resolve it and complete logs. Respond to unexpected emergency callbacks if problems occur. Perform the requirements of the job with minimal supervision and complete the assigned tasks.
