The Commercial Property / Commercial Condominium Manager will have key responsibility for the physical, financial and administrative aspects of a diverse portfolio of commercial properties. These properties include a mix of industrial, commercial, retail, office and mixed-use spaces. In addition, the Commercial Property / Commercial Condominium Manager will be responsible for providing support, information and advice along with administrative tasks.
This individual will hold a portfolio of 4 properties in the K-W area managing stakeholders and tenants. A strategic thinker and problem solver, the Commercial Property Condominium Manager will be able to quickly digest and define issues and develop comprehensive solutions to both PrimusPM, owners and their tenants.
**KEY RESPONSIBILITIES**
Responsible for the successful operation of the properties
- Act as the key liaison between PrimusPM, stakeholders and their tenants; key responsibilities include management of the physical, financial and administrative aspects of the properties
- Lead public relations issues in their portfolio as necessary
- Quickly identify potential issues and develop comprehensive solutions
- Identify potential opportunities which could lead to value added services and solutions
- Set maintenance guidelines for all major contracts for approval and enforce maintenance standards as well as conduct contractor performance reviews as required
- Carry out weekly/monthly inspections with reports
- Supervise on site employees, contractors, manage work schedules and monitor contractors’ performance
- Develop and maintain contracts with all trades as required and maintain a contractor vendor service log containing contracts important information
- Inspect and follow-up on repairs resulting from any insurable loss with all parties involved
- Ensure all maintenance logs and checklists are kept up-to-date and operated in accordance with all applicable legislation
- Establish/maintain a preventative maintenance program relating to all physical aspects of the building including mechanical, electrical, plumbing and fire safety systems
- Assist in the tendering process for supplies, services and landlord works
- Maintain and update the Building Fire Safety Plan
- Ensure insurance and WSIB certificates for vendors are maintained and kept current
- Reviews in detail all purchase orders for the property to ensure clarity and justification
- Approve all invoices for payment
- Review monthly financial statements and submits budgets as required
- Oversee the collection of all rents
- Complete and maintain Property Action List
- Enforce Rules, Regulations and Policies
- Direct and supervise any and all persons engaged to work at the property
- Ensures compliance with all Federal, Provincial and Municipal laws and acts in all aspects of the site’s operation
- Available for after hours property support as required
**KEY EXPERIENCES & QUALIFICATIONS**
- CMRAO License considered an asset (General License)
- RCM or CPM Designation considered an asset
- University Degree or College Diploma (considered an asset)
- Minimum 5-year experience in commercial management industry as Property Manager
- Knowledge of financial and administrative matters
- Proficiency in MS Office
- Excellent interpersonal and communication skills, both verbal and written
- Ability to work well under pressure

Pay: $90,000.00-$100,000.00 per year
