Position Overview

The Commercial Property Manager maintains high performance of all properties, ensuring commercial spaces are leased, maintained and outstanding rents are minimized.

Primary Responsibilities
- Ensures high performance of all Commercial maintenance and tenant satisfaction
- Develops, reports on and controls annual budgets for operating and expenses Commercial Manager

**Responsibilities**:

- Ability to develop and implement commercial strategies, meeting company goals and objectives
- Focus on strategies to accelerate growth
- Working knowledge of how to conduct market research and analysis including the creation of detailed business plans
- Extensive understanding of business growth models and the ability to foresee commercial opportunities
- Develop plans for expansion and business development
- Understand existing customer relationships and their requirements to ensure they are being met
- Willingness to take strategic risks, acting to acquire new customers and manage client relationships
- Collaborate with and coordinate diverse teams (marketing, sales, customer service, etc.)
- Excellent relational skills, working tirelessly to build and maintain beneficial partnerships with key stakeholders
- Strong working knowledge of metrics to monitor the performance of commercial activities, reporting results to senior management
- Monitors to ensure rent collection and legal proceedings are in compliance with company objectives.
- Maintains relationships with tenants to ensure tenant needs are met by property staff in a timely and professional manner.
- Ensures completion of quarterly and annual property inspections.
- Works with in house staff or contractors for cleaning, security, maintenance, parking, grounds keeping and onsite management personnel if required.
- Liaises with Marketing, Design and Construction departments as needed
- Assists Leasing Department in marketing and leasing of the properties, showing space to prospective tenants, as required, and negotiating lease renewals and subleases.
- Coordinates tenant occupancy of new buildings
- Recommends and coordinates legal action as necessary
- Prepares and delivers timely, accurate and complete variance reporting and accruals on a monthly basis, and other reporting for portfolio to the Vice President, as required.
- Tracks Environmental related issues at properties, and ensures compliance by tenants and vendors.
- Works with finance department to ensure acquisition of land
- Deals with any legal issues with regards to commercial or residential properties
- Deals with all paperwork regarding commercial tenants
- Handles commercial account details so that all pertinent aspects of solicitation and closing are complete and documented
- Prepares information for, meets with and entertains clients as deemed appropriate by potential business from that account
- Executes and manages all new business ventures in collaboration with Sr. Management
- Developing strong relations with tenants, contractors, vendors & all other real estate professionals.
- Responsible for all commercial and residential accounts receivables
- Negotiates lease renewals
- Coordinate with rental team to resolve any and all tenant issues
- Ensures multiple quotes are generated for jobs that require contractors in order to stay within budget
- Follows and enforces company policies with regard to health and safety and operations
- Build, maintain and update annual maintenance plan
- Update and review all documentation annually
- Other duties as required

Qualifications:

- Excellent customer service delivery.
- University degree in Business or related field or professional designation in Property Management an asset.
- Exceptional written and oral communication skills.
- Strong interpersonal skills.
- Strong command of MS Office products: Word, Excel, Outlook, PowerPoint.
- Detail-oriented; able to resolve problems using facts and sound reasoning
- Strategic development and critical thinking skills needed to assist in setting financial targets, developing budgets, and monitoring compliance
- Commercial Manager Requirements and Qualifications
- BS/BA in business administration, finance or similar field minimum; MS/MA is a plus
- Successful work experience as commercial manager or another relevant role
- Proven success in sales and/or marketing, as well as evidence of the ability to manage relationships with key clients and stakeholders
- Solid understanding of market research methods and analysis
- Solid knowledge of performance reporting and financial/budgeting processes
- Excellent instincts and commercial awareness coupled with a strategic mindset
- Excellent organizational and leadership skills
- Outstanding communication and interpersonal skills

**Salary**: $60,000.00-$75,000.00 per year
