Reporting to the Facilities Coordinator, the Building Superintendent is responsible for the day-to-day operations and maintenance of the Royal Tyrrell Museum and several Government of Alberta buildings within Drumheller, Hanna, Oyen and Coronation, through a combination of in-house staff and service contracts.
The incumbent will direct and monitor staff/contractors to ensure the safe and efficient operation of the facility including caretaking, maintenance, landscaping, snow removal, participating in project planning for major upgrades and enhancement as well as capital projects. The Building Superintendent also develops and maintains positive relations with client tenants while ensuring that the facilities are maintained with established standards applicable codes in a cost-effective manner and to the highest client satisfaction.

**Salary**: $2,041.12 to $ 2,636.42 bi-weekly ($53,273 - $68,810/year).
**Role Responsibilities**:
The main responsibilities of the Building Superintendent are (but not limited to):
- Ensuring the safe, effective, and efficient facility maintenance and operations to preserve property values while also meeting client requirements.
- Trouble shoot, repair, and maintain HVAC, Refrigeration and Electrical systems.
- Perform daily preventative maintenance tasks outlined in the GOA maintenance system.
- Ensures a well-trained, service-oriented work unit through supervision of maintenance staff, utilizing sound supervisory practices consistent with HR policies and the Collect Agreement
- Manages contracted services and ensures work is completed within contract provisions.
- Develops and maintains positive client relations.
- Monitoring of contract terms and durations.
- Immediately report OH&S incidents, near-misses, unsafe conditions, and/or at-risk behaviours to their supervisor; then diligently work to correct the problem.
- Complete detailed Building Inspections/Reports, including building envelope, mechanical system, and electrical systems
- Participation on OH&S committee.
**Qualifications**:
**Required**
- 2-year Technical Diploma in a related field along with a minimum of at least 5 years operating experience in high profile multidisciplined and public facing facilities
- 4th Class Power Engineer Certification
- Experience with Computerized Maintenance systems
- Water Treatment system operations
- HVAC, Cooling and Refrigeration Systems trouble shooting experience.
- Working knowledge of Pneumatic control systems
- Thorough knowledge of the Safety Codes Act
- WHMIS, Confined Space, H2S Alive, Fall Protection and First Aid Certifications
- Class 5 Driver’s Licence Must be physically able to perform the manual duties found in the position assignment.Experience or knowledge that will be considered an asset:
- Experience with construction and renovation practices and approaches, including mechanical and electrical equipment.
- Experience with safe operation and maintenance of relevant equipment and tools
- Experience with or knowledge of fire alarm and fire sprinkler equipment operations
- Experience with or knowledge of relevant provisions of legislation, regulations, directives, and policies (e.g., OH&S and WHMIS regulations, First Aid and CPR standards, Master and Subsidiary Agreements, Code of Conduct and Ethics, Freedom of Information and Protection of Privacy Act)
- Excellent knowledge of building operations and all associated mechanical/electrical functions using FMS, WORTS, and BMCS
- Basic skills for reading blueprints and able to guide contractors to appropriate work locations
- Experience using tools associated with repair and maintenance of buildings and mechanical systems
- Proficient computer skills; Microsoft Office, Excel/Outlook Good knowledge of AHU, RTU, Pneumatic systems, and DDC.Directly related education or experience considered on the basis of:
- 1 year of education for 1 year of experience; or 1 year of experience for 1 year of education**Assets**:
