**Job Title**: Assistant Operations Manager (Property Management Division)
**Reports to**: Operations Manager
**Location**: Richmond, BC
**Summary**:
We seek a highly organized and motivated individual fluent in English and Chinese to join our Richmond-based Property Management team as an Assistant Operations Manager. This crucial role involves providing exceptional service to our property management clients and ensuring smooth daily operations.
**Responsibilities**:
**Property Operations**:
- Assist in overseeing the daily operations of assigned properties, including maintenance, repairs, and tenant relations.
- Coordinate and supervise vendors and contractors for maintenance and repairs.
- Review property inspections to ensure quality standards are maintained and repairs are completed
- Address tenant concerns and requests promptly and professionally.
- Monitor property budgets and financial performance.
- Assist with insurance claims
**Client Relations**:
- Build and maintain strong relationships with property owners and tenants.
- Provide regular updates to clients on property performance and any issues that arise.
- Ensure client satisfaction through excellent communication and responsiveness.
- Utilize fluency in English and Chinese to communicate effectively with a diverse clientele.
**Financial Management**:
- Assist in preparing and managing property budgets.
- Assist in managing Control Sheet (rent roll, invoices, payouts)
- Prepare rent increase documentation
- Manage rent and utilities collection, manage NSF
- Review and approve invoices and expenses.
**Compliance**:
- Ensure compliance with all applicable laws and regulations related to property management.
- Maintain accurate and up-to-date records of property-related documents.
**Requirements**:
**Must-Have**:
- Strong organizational skills and attention to detail.
- Excellent communication and interpersonal skills.
- Proficiency in Microsoft Office suite (Word, Excel, Outlook).
- Class 5 Driver's license and vehicle.
- Fluent in English and Chinese (reading and writing).
**Preferred**:
- Previous office experience.
**Other**:
- Ability to multitask and prioritize tasks effectively.
- High school diploma or equivalent.
