**The Role**

We are seeking an experienced and flexible Floating Property Manager to oversee operations of properties within our portfolio on an as-needed basis. This position serves as a key support role, filling in on-site for property managers during absences, transitions, or special projects.

**Essential job functions**:

- The ability to step in as the acting Property Manager at assigned location, ensuring the smooth running of our communities in a fast-paced, high-volume environment.
- Have in depth knowledge of Rhapsody processes and procedures in order to supervise day-to-day operations of entire on-site team ensuring compliance.
- Operations. Responsible for the smooth running of our community in a fast-paced environment. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
- Manage and maintain all aspects of the overall community budget and finances.
- Provide superior service and communication to our residents and prospects to enhance satisfaction.
- Assist with onboarding and training of new property managers or staff.
- Support lease-up activities, capital improvement projects, or special events as assigned.
- Leading by example. Instilling, maintaining and modeling the Rhapsody mission to be the best national management company.
- Maintain a positive living environment for the community through prompt conflict resolution and consistent follow-up.
- Work with leasing staff to ensure that leasing/marketing goals are being met at high volume sites.
- Maintain positive relations with all community vendors.
- Coordinate special projects as requested by Director of Property Management.
- Perform any other related duties as required or assigned.
- Travel between properties required, including travel outside of Toronto (travel may vary weekly).

**Education and Experience**:

- High school diploma or equivalent required, Bachelor’s degree preferred
- 5 + years of on-site property management experience
- Proven experience in a leadership role managing a team in the Property Management industry.
- 2-3 years financial experience writing and maintaining budgets.
- Experience in supervisory role, leading and developing teams.
- Proficient in Yardi property management software.
