Controller, Property Accounting | Calgary
**Position Summary**|**
The Controller, Property Accounting, is the senior leader of the Property Accounting team and is responsible for overseeing financial reporting, the budgeting process, internal controls, and compliance for a diverse real estate portfolio. Reporting directly to the Chief Financial Officer, this role collaborates closely with other departments, executives, and stakeholders to support strategic decision-making. This position requires a detail-oriented professional with strong leadership, analytical and problem-solving skills.
**Key Responsibilities**:
- Oversee all aspects of property accounting, including monthly and annual financial reporting, treasury, and auditing of the company’s real estate portfolio, ensuring accuracy and compliance
- Ensure the property accounting group provides accurate and timely financial information as required internally by management, and external stakeholders
- Responsible for planning, monitoring, and timely and accurate completion of all annual activities including property budgets, cash flow forecasting, CAM recovery adjustments and annual property taxes
- Manage the year-end audit process and liaise with external auditors, tax advisors, and financial institutions.
- Lead the preparation of operating and capital budgets, cash flow forecasts, and financial statements
- Develop and implement financial strategies, policies and procedures for the property accounting department.
- Develop, implement, and monitor internal controls to safeguard company assets and ensure financial integrity
- Lead, mentor, and develop a high-performing property accounting team, fostering a collaborative and growth-oriented environment
- Drive process improvements and technology enhancements, particularly in Yardi, to optimize efficiency and accuracy
- Advise on accounting treatments and policies and procedures
- Ensure new property set up, analysis, and follow up of outstanding issues are completed as required
- Responsible for ensuring effective communication, both internally and externally, of all activities of the accounting department
- Point of contact for property accounting issues including special requests, accounting policy changes, acquisitions and dispositions, and other property related issues
- Lead the performance management process, including evaluations, coaching, and succession planning within the accounting team
- Ensure effective communication and collaboration with other departments, such as property management, corporate accounting, and asset management to support overall organizational objectives
- Serve as a point of contact for external auditors, financial instructions and key stakeholders as necessary.
- Review and approve lease input information into Yardi for accuracy and activation of leases
- Preparation of tax working papers and returns
- Stay updated with changes in accounting regulations & standards and assess their impact on the department’s operations
- Yardi administrator, overseeing the maintenance, upgrades, and configuration of the Yardi software system to ensure optimal performance, data integrity, and alignment with business needs
- Ensure compliance with applicable regulations and industry standards, including International Financial Reporting Standards (IFRS)
- Special and ad hoc projects as needed to support business needs
**Qualifications**|**
- Completion of a recognized accounting designation (CPA)
- Office/retail property accounting experience required, including minimum 7 years leading staff
- Experience leading accounting teams and leading complex financial projects.
