Property Controller

We are currently seeking an experienced **Property Controller** with **strong Yardi expertise** and a proven background in **leading accounting teams**. If you're a hands-on financial leader with a passion for people, systems, and property, we want to hear from you.

**What You'll Do**
- **Lead and manage a team of property accountants**, providing mentorship, training, and performance oversight
- Oversee day-to-day accounting operations for a large portfolio of multi-residential rental properties across Alberta
- Ensure timely and accurate financial reporting, including month-end and year-end processes
- Prepare and review budgets, forecasts, and financial statements
- Managing Ownership relationships with weekly/monthly meetings as requested by owners
- Prepare ownership funding requests and distributions
- Liaise and provide back-up to external broker and RECA as required
- Conduct appropriate analysis of the ledger, financial reports and job costing for several different ownership groups
- Provide operating and field personnel with strong financial management support on an ongoing basis
- Preparing Annual CAM reconciliations for commercial properties
- Conduct variance analysis and present results to ownership and senior management
- Ensure all accounting procedures are compliant with internal policies and regulatory requirements
- Maintain and optimize accounting workflows in **Yardi Voyager or Yardi Breeze Premier**:

- Liaise with property managers, corporate controller, and executive leadership to support operational and financial performance
- Coordinate with external auditors and third-party stakeholders when required

**What We're Looking For**
- Bachelor's degree in Accounting, Finance, or related field (CPA or equivalent designation strongly preferred)
- **5+ years of progressive accounting experience** in the multi-residential property management sector
- **3+ years of team management or supervisory experience** in an accounting function
- Advanced proficiency with **Yardi** is **required**:

- Strong knowledge of financial reporting, budgeting, and internal controls
- Excellent leadership, communication, and organizational skills
- Ability to thrive in a fast-paced, dynamic, and deadline-driven environment
