Job Title: Director, Sales and Leasing

Reports To: Senior Vice President, Residential

Position Summary

The Director, Sales and Leasing will be responsible for building and directing a team that drives the sales and leasing of all residential developments within the SmartLiving portfolio. This includes market condominiums, single-family homes, and purpose-built rental units. The successful candidate will work collaboratively with partners, senior management, and Business Unit Leaders to drive long-term growth and profitability through strategic decision-making at all stages of the sales and leasing process.

Key Responsibilities:
  1. Manage overall sales and leasing activities, including market research, sales presentations, tracking of sales and leasing trends, advertising campaigns, and marketing promotional events for various multi-family residential projects.
  2. Lead and manage a team of internal sales and leasing staff, and work collaboratively to execute residential sales and leasing campaigns.
  3. Grow and maintain an established network of external agents/brokers.
  4. Work closely with the corporate marketing team to ensure effective and consistent articulation of brand and messaging to various audiences.
  5. Drive the marketing and communications strategy for all multi-family projects.
  6. Understand local real estate markets and remain up to date on pre-construction home sales and market dynamics to inform product design and pricing.
  7. Provide direction for the design and execution of marketing materials and coordinate the production and delivery of marketing materials to end users.
  8. Work with internal project teams to advise on project design, including design of the building, amenities, and floorplans to maximize purchase value.
  9. Conduct research and stay up to date on industry/market trends and innovations which may be implemented to improve the value proposition of the portfolio.
  10. Generate ideas and strategies for new development projects and internal processes that better enable the organization to achieve its goals.
Requirements:
  1. Undergraduate degree in business, marketing, communication, real estate, or equivalent.
  2. Post-graduate degree in marketing or related field would be an asset.
Preferred Skills:
  1. 5+ years in a professional sales and/or leasing position in an active market.
  2. A strong, established professional network of agents/brokers in the pre-construction sales industry.
  3. A passion for developing innovative solutions to solve marketing problems.
  4. An established track record in leading and managing a diverse and skilled group of professionals and in building high-performance teams, expanding capacity and scaling business for growth.
