Senior Specialty Leasing Manager

OBJECTIVE

The Senior Manager of Specialty Leasing is responsible for enhancing and diversifying the revenue streams of the property by engaging in temporary leasing of common areas, parking facilities, unoccupied retail spaces, sponsorships, mall advertising, pop-up shops, and storage solutions, all while upholding the property's reputation as a premier retail destination.

KEY RESPONSIBILITIES

Specialty Leasing Strategy Development
Formulates and executes a comprehensive Specialty Leasing Business Plan and Temporary Leasing Program aimed at boosting and diversifying the revenue generated at the property. Collaborates with the Leasing team to create the Merchandising Plan and Leasing Strategy for the shopping center, optimizing tenant mix and leveraging the property's market strengths. Tenant Outreach and Engagement
Proactively seeks out potential tenants (through cold outreach, online research, and local visits) interested in temporary leasing opportunities both locally and regionally. Manages the entire leasing process, including the execution of binding agreements, rent collection, coordination of tenant move-ins and move-outs, and ongoing monitoring of tenant operations to ensure compliance with lease terms. Negotiation of Leasing Agreements
Prepares, negotiates, and oversees various leasing agreements from inception to completion, including new leases, renewals, extensions, and relocations. Maintains positive relationships with tenants and real estate brokers to ensure the leasing of vacant spaces while minimizing risks and enhancing property value. Best Practices in Specialty Leasing
Continuously investigates and implements new revenue opportunities through industry networking and professional development, while ensuring compliance with company standards and policies regarding specialty leasing and temporary tenancies. Enhancement of Visual Standards
Regularly reviews and improves tenant displays and visual presentations, establishing display standards for the shopping center to align with management's quality expectations. Collaborates with the Shopping Centre Operations team to ensure adherence to design and signage criteria. Financial Planning and Reporting
Works with the General Manager and National Director of Specialty Leasing to develop an annual budget for specialty leasing activities. Responsible for the financial performance of the specialty leasing program, ensuring monthly reports are reconciled and balanced. Leasing Performance Analysis
Conducts various analyses and prepares reports related to leasing activities, including financial modeling, monitoring collections and sales, and analyzing market rent data to ensure the leasing strategy aligns with budgetary goals. Industry Networking
Actively engages with the real estate community to stay informed about market trends, best practices, and competitive activities. Develops and maintains relationships with local entrepreneurs and potential retailers. Sponsorship and Partnership Coordination
Collaborates with the Marketing team to identify and leverage sponsorship opportunities, providing fulfillment reports to sponsors to demonstrate value and encourage ongoing partnerships. Social Media Engagement
Creates and shares content for national specialty leasing's B2B social media channels to promote the shopping center's specialty leasing program and attract new leads. Additional duties and projects as assigned.

QUALIFICATIONS

Skills and Experience

At least 5 years of relevant experience in specialty leasing or related fields. A valid Provincial Real Estate License is required. Previous experience in specialty leasing at a retail center or in deal-making is preferred. Proficient in MS Office, internet applications, and social media platforms. Strong record-keeping abilities. Must possess a valid driver's license and be willing to travel.
