As a key player in our dynamic team, the Senior Leasing Consultant excels in a high-energy setting and possesses exceptional negotiation and communication abilities. This role is primarily focused on leasing residential units and ensuring a full occupancy rate across a portfolio of multi-family properties.
Key Responsibilities:Information & Relationship Management:
- Deliver comprehensive information regarding available units to potential residents.
- Respond promptly and courteously to rental inquiries via phone and email.
- Arrange viewings for prospective tenants, fostering relationships and showcasing available apartments.
- Complete guest cards and daily traffic reports, providing weekly summaries to the leasing and marketing teams.
- Enhance resident retention through effective communication with current tenants, ensuring issues are addressed collaboratively with the Property Management team.
- Maintain awareness of competing properties and conduct regular market assessments.
- Offer insights and recommendations on rental pricing, promotions, and market trends to optimize property revenue.
- Collaborate with the Marketing Team to refresh advertising strategies and promotional materials.
Leasing and Lease Administration:
- Manage the customer database, ensuring all leads are followed up and documented accurately.
- Provide rental application forms to prospective residents or guide them through the online application process.
- Coordinate signing appointments for Tenancy Agreements with residents.
- Notify applicants of their application status within two business days.
- Process refunds for declined applicants in accordance with company policy.
- Oversee and manage the residential referral program.
- Document all leased units, including vacate dates and move-in schedules.
Preparation for Leasing and New Residents:
- Conduct weekly inspections of all vacant units.
- Collaborate with Property Management to ensure timely and satisfactory delivery of suites.
- Ensure units are clean and well-maintained, coordinating with the Property Manager as necessary.
- Facilitate proper move-in procedures with the Site Administrator.
Administrative and Office Support:
- Ensure meticulous filing of all relevant documents.
- Assist with various administrative tasks during downtime.
- Maintain effective communication with the Residential Property Manager and the Marketing and Leasing Team.
- Perform additional duties as required.
Scope:
- Report directly to the Residential Property Manager.
- Work closely with the Marketing & Leasing Team on all marketing initiatives.
- Collaborate with Residential Property Administrators and Operational Staff.
Qualifications:
- Education: Minimum of Secondary School Completion; College Degree preferred.
- Experience: Valid driver's license and vehicle access required; two years of customer service/sales experience in a fast-paced environment preferred.
- Skills: Strong administrative and organizational abilities, excellent communication skills, and proficiency in MS Office.
- Ability to work effectively in a team and manage multiple tasks under pressure.
