OBJECTIVE

The Lead Manager, Specialty Leasing Solutions is responsible for reporting to the Senior Director of Specialty Leasing, focusing on enhancing and diversifying the revenue streams of the property through temporary leasing of common areas, parking facilities, vacant retail spaces, sponsorship opportunities, mall media, pop-up retail, and storage solutions, all while preserving the property's reputation as a premier retail destination.

KEY RESPONSIBILITIES

Specialty Leasing Strategy Development
Formulates and executes a comprehensive Specialty Leasing Business Plan and Temporary Leasing Program aimed at boosting and diversifying revenue sources at the property. Collaborates with the Leasing team to create the Merchandising Plan and Leasing Strategy for the shopping center, optimizing tenant diversity and leveraging market strengths. Tenant Outreach and Engagement
Proactively seeks out potential tenants (including cold outreach, online research, and local travel) interested in temporary leasing opportunities both locally and regionally. Engages in various activities to successfully facilitate leasing agreements with diverse parties, including executing binding agreements, managing rent collection, coordinating tenant move-ins and move-outs, and ensuring compliance with lease terms to achieve the objectives of the specialty leasing initiative. Maintains a comprehensive database of clients, vendors, and contacts to foster business relationships. Negotiation and Deal Structuring
Prepares, negotiates, and oversees the entire process of various leasing agreements for the property, including new leases, renewals, extensions, expansions, and relocations. Cultivates and maintains positive relationships with tenants and real estate brokers to ensure that vacant spaces are leased effectively while mitigating potential risks and enhancing property value. Best Practices in Specialty Leasing
Continuously investigates and develops innovative revenue opportunities for the property through industry networking, professional development, and learning about cutting-edge methodologies in specialty leasing. Ensures adherence to all aspects of the Specialty Leasing program, including compliance with national standards and policies. Display Standards Enhancement
Regularly evaluates and improves tenant displays and visual presentations while establishing display standards for the shopping center to ensure alignment with the management team's quality expectations. Collaborates with the Shopping Centre Operations department to maintain a thorough understanding of relevant building information, safety codes, environmental risks, and property management protocols. Ensures that temporary tenants comply with design and signage criteria established for the Specialty Leasing program. Financial Planning and Reporting
In partnership with the General Manager and National Director of Specialty Leasing, develops an annual budget for specialty leasing activities at the property. Ensures monthly reconciliation and balancing of Specialty Leasing reports. The Lead Manager is accountable for the financial performance of the specialty leasing program at the assigned property. Leasing Performance Analysis
Conducts various analyses and reports related to leasing activities, including financial modeling of proposed deals, monitoring collections and sales, gathering and analyzing market rent data, and reporting on leasing costs and fees. This ensures that the leasing strategy aligns with budgetary goals and identifies potential leasing risks. Industry Networking and Relationship Building
Actively engages in networking within the real estate sector to stay informed about market trends, best practices, and new opportunities. Regularly monitors competitor activities and other commercial retail developments. Fosters positive relationships with local entrepreneurs and potential retailers, representing the shopping center within the community to build collaborative relationships with local business networks. Sponsorship and Partnership Initiatives
Collaborates with the Marketing team to identify and leverage sponsorship revenue opportunities. Develops fulfillment reports for sponsors to illustrate the value and benefits received, promoting ongoing partnerships. Social Media Engagement
Creates and shares content for national specialty leasing's B2B social media channels to promote the shopping center's specialty leasing program and attract new leads. Any other job-related duties and/or projects as assigned.

MINIMUM QUALIFICATIONS

Skills, Knowledge, Experience, and Education

At least 5 years of relevant professional experience A valid Provincial Real Estate License is mandatory Previous experience in Specialty Leasing at a retail center or in deal-making is essential Proficient in MS Office applications, Internet, and Social Media Basic record-keeping skills are required This role involves travel; a valid driver's license is necessary
