Position Summary

The Technician III - Stationary plays a crucial role in overseeing the facility's operations, which encompasses mechanical and supporting systems. This position involves conducting structured inspections, performing preventative and corrective maintenance, and delivering routine and on-demand services for facility mechanical equipment and systems. The Technician III is expected to execute tasks in alignment with established protocols and comply with both internal and external regulations, including environmental, health and safety, and fire protection standards.

Key Responsibilities

Troubleshooting

  • Provide insightful observations regarding the condition and deficiencies of facility mechanical and electrical systems, along with recommendations for improvements and repairs.

Maintenance

  • Execute work in accordance with established protocols and best practices.
  • Adhere to all internal and external regulations, including environmental, health and safety, and fire protection standards.
  • Conduct regular inspections and maintenance on facility mechanical systems to ensure operational uptime and asset integrity.
  • Respond to service requests and perform necessary maintenance on mechanical equipment and systems.
  • Monitoring of assigned facilities through systematic walkthroughs to assess mechanical, electrical, and other systems.
  • Operate and manage facility mechanical systems effectively.
  • Oversee the work order lifecycle, ensuring tasks are completed to quality standards and all relevant data is recorded accurately.
  • Assist in the implementation of a preventative maintenance program, ensuring deficiencies are documented and escalated appropriately.

Client Relations

  • Enhance tenant and customer satisfaction by maintaining positive interactions and delivering high-quality services.

Administration

  • Participate in facility-related projects and initiatives.
  • Ensure compliance with corporate policies and legislative requirements related to environmental, health and safety, and fire protection.
  • Maintain tools and equipment, arranging for repairs or replacements as necessary.
  • Submit all expenditures promptly.
  • Perform other duties as assigned.

Knowledge & Skills

  • High school diploma with trades training and/or certification or licensing.
  • A minimum of 3 years' experience in preventive and corrective maintenance of HVAC systems or pneumatic/hydraulic systems.
  • Strong understanding of facility operations and maintenance processes.
  • Proven ability to maintain, troubleshoot, and repair mechanical and building systems.
  • Strong commitment to environmental, health, and safety practices.
  • Excellent client-service orientation with a sense of urgency.
  • Familiarity with Building Automation Systems (BAS).
  • Effective communication skills for data exchange and clarification.
  • Mentoring abilities to support the development of junior technicians.
  • Willingness to work shifts and be available for on-call and emergency situations.
  • Adherence to Health and Safety policies, including the use of Personal Protective Equipment (PPE).
  • Ability to obtain necessary security clearance.
  • Knowledge of HVAC systems is essential.

Licenses and Certifications

  • Building Operator Certification or equivalent from an accredited institution is required.
