Position OverviewThe Project Manager, Mechanical Systems Specialist will be responsible for driving the design, procurement, and execution of mechanical scopes throughout the QuadReal development portfolio.
The successful candidate will provide technical leadership and ensure the successful delivery of mechanical scopes, including HVAC infrastructure, plumbing, controls systems, and other related systems.
Key Responsibilities- Manage system design, costing, procurement, construction, testing, commissioning, and operational implementation of mechanical scopes.
- Work closely with consultants, general contractors, and other stakeholders to ensure cross-discipline coordination and successful project delivery.
- Develop and maintain strong working relationships with general contractors, construction managers, consultants, and other vendors.
- Manage multiple projects at different stages of the project life cycle, staying organized and hitting commitment dates.
- Ensure timely issue resolution to support project schedules.
- Review, analyze, and manage design changes, contract change orders, and agreement amendments.
- Adhere to and support relevant document management practices.
- Close out projects in a timely manner with successful completion of testing and commissioning, warranties, deficiencies rectification, and obtaining operations and maintenance documentation.
- Minimum 7 years of mechanical system project management experience on large-scale, complex, multi-phased, fast-track projects.
- In-depth mechanical construction experience with a proven track record of successfully delivering high-quality mixed-use projects from inception to completion.
- Strong understanding of mechanical, electrical, and ICT systems; design process and optimization, trade procurement strategies, construction management, integration, and testing and commissioning requirements.
- Ability to evaluate change pricing and with market knowledge on material pricing and labor estimates.
- In-depth knowledge of mechanical building design and the ability to work closely with consultants through all stages of design.
- Established relationships and network within the industry, including suppliers, manufacturers, authorities having jurisdiction, design consultants, and engineers to facilitate successful execution of the project.
- Knowledge of local building codes and by-laws, sustainability principles, and real-estate development and construction processes.
- Field experience working in construction, consulting, or sub-trade firms an asset.
- PMP, GSC, or other management and engineering-related certifications, diplomas, and/or degrees an asset.
- Confident communicator, with strong oral, writing, and presentation skills.
- Ability to develop and maintain collaborative working relationships with all internal and external stakeholders.
- Ability to manage conflict, handle difficult situations, and deal with strong personalities.
- Work collaboratively and assertively to achieve results.
- Excellent analytical and problem-solving skills.
- High level of proficiency in Bluebeam, MS Project, Excel, PowerPoint, and Word.
- Driven, self-motivated, and proactive.
- Highly organized with the ability to manage multiple projects simultaneously.
