The Director of Real Estate Development is responsible for spearheading and overseeing intricate real estate project initiatives. This role serves as a technical authority, conducting comprehensive research and market evaluations. The incumbent offers strategic counsel on real estate transactions and land use strategies while facilitating stakeholder engagement efforts. The Director may also lead a team of professionals, managing their human resources responsibilities effectively.

KEY RESPONSIBILITIES
The tasks outlined below are indicative but not exhaustive:
Primary Responsibilities

• Execute complex real estate project tasks (e.g., property assessments, lease negotiations, and land use planning)

• Conduct detailed feasibility analyses, assessing market needs, financial sustainability, and regulatory frameworks

• Draft statements of work for professional service agreements

• Monitor timelines, budgets, and performance metrics, preparing and delivering status updates to management and stakeholders

• Formulate information management strategies for evaluating and reporting on real estate performance

• Manage and oversee contractual agreements

• Incorporate health, safety, security, and environmental standards into service delivery

• Cultivate and sustain effective relationships within the organization and with industry partners and stakeholders

• Ensure adherence to quality benchmarks in alignment with corporate and stakeholder expectations

• Identify and devise risk management strategies

• Execute human resources functions (e.g., coaching, supervising, mentoring, resource planning, and performance management)

Additional Responsibilities

• Develop business cases, options analyses, and statements of work for large-scale real estate projects

• Create training programs, policies, and procedures related to real estate

• Perform other duties as assigned

SKILLS REQUIRED
General and Specific Knowledge

• Familiarity with municipal approval processes and relevant provincial legislation governing property development and land use

• Knowledge of best practices, methodologies, trends, and regulations in real estate transactions, land use planning, facility management, and environmental services

• Proficiency in risk management

• Understanding of health and safety protocols

Education and Experience

Minimum: Bachelor's degree in land use planning, real estate development, engineering, architecture, facility management, business, or a related field with six years of relevant experience, or equivalent

Preferred: Bachelor's degree in one of the aforementioned fields with eight years of relevant experience, or equivalent; professional certification (e.g., Registered Professional Planner) and experience in commercial or residential real estate markets

• Provide direction and leadership to ensure the achievement of strategic objectives

WORKING ENVIRONMENT

• Standard office setting with occasional travel

• Some responsibilities may occur on project sites; the incumbent may be required to wear basic safety gear
