POSITION SUMMARY
Our Vancouver real estate team is currently seeking a commercial real estate paralegal with experience in the area of land development, specifically with project work for land acquisition and developments. This is an exceptional opportunity to work with a dedicated group of professionals where teamwork, collegiality and a positive work culture are pillars of our success at Dentons.
RESPONSIBILITIES
1. Administer and manage commercial and residential real estate property transactions from start to finish under the supervision of a lawyer.
2. Manage and coordinate complex subdivision (including leasehold, strata and airspace and subdivision) and other Land Title Office Filings.
3. Draft correspondence and legal documents with respect to large-scale commercial and residential land development matters, including a variety of agreements and private arrangements, municipal covenants, rights of way and easements.
4. Assist with the completion of commercial real property purchases, lending transactions, sales, financings.
5. Register title and security documents in LTO and other government agencies.
6. Prepare and review purchase and sales contracts, deposits, payout statements, discharge documents and reports.
7. Prepare and file electronic filing applications for registration of documents and plans.
8. Conduct, review and summarize various due diligence searches including title searches, Land Title, BC Corporate Registry, PPSA, CSO and other searches as required.
9. Draft reporting letters.
10. Communicate with vendors, purchasers, financial institutions, clients, realtors, other counsels and municipalities as needed.
11. Liaise with internal and external parties and assist with closings, coordination of financing payouts, status and final reporting.
12. Manage and communicate with clients on real estate and LTO matters generally.
REQUIREMENTS
1. A minimum of 3 years of paralegal experience working in the area of land development.
2. Paralegal certification preferred.
3. Strong understanding and knowledge of the requirements for filing with the BC Land Title Office.
4. Seasoned communication skills both written and verbal.
5. Able to work effectively independently and to contribute within a highly collaborative, team environment.
6. Able to exercise good and sound judgment.
7. Proven track record of handling various deadlines in an organized manner in a fast-paced environment.
8. Able to work well under pressure.
9. Strong team player, able to build effective relationships with key internal clients, as well as with other colleagues in the department.
10. Strong technical skills and knowledge of MS Office (Word, Excel, Outlook, Power Point), Adobe, BCOnline and myLTSA.

The expected salary range for this role is $75,000- $100,000, commensurate with experience. At Dentons we are committed to offering equitable and competitive pay, we achieve this by aligning internal salary ranges for specific roles to similar positions in the external market. In the normal course, our practice is to hire, transfer and promote employees within the entry part of our range, adjusting as needed based on the prior experience, skills and competencies required for the role along with any market differentials.
