Established in 2020, Mini Mall Storage Properties has been successfully acquiring storage facilities throughout North America with rapid expansion in the United States. We have a team of talented and diverse self-storage experts who span across 15 states and 7 provinces to support and manage our rapid growth across North America. Reporting to the EVP, Operations, this role will oversee and optimize key aspects of our operations, including fleet management, property oversight, and operational processes. This role requires a proactive leader with a strong analytical mindset and the ability to identify and implement solutions that enhance efficiency and drive organizational success.
**WHAT WILL YOU DO?**
- Oversee fleet inventory, ensuring compliance with maintenance schedules and registration requirements.
- Manage a portfolio of residential properties, coordinating maintenance, tracking accounts receivable, and handling property listings.
- Manage the operational expense (OPEX) schedule, ensuring accuracy and timely submissions from field operations.
- Monitor and address offline unit exceptions in collaboration with field teams.
- Analyze large data sets, including financial reports, operational metrics, and market trends, using tools like Excel, Smart Sheets, and business intelligence platforms.
- Present actionable insights to stakeholders to guide decision-making and improve operational outcomes.
- Identify root causes of operational challenges and develop innovative solutions to improve efficiency.
- Implement and document new processes, collaborating with IT and other departments as needed.
- Drive change initiatives by building consensus among stakeholders and ensuring smooth implementation of new systems and processes.
**WHAT WILL YOU NEED?**
- 3-5 years in operations management or a related field, preferably in fleet or property management.
- Strong analytical and problem-solving skills with excellent communication and presentation abilities.
- Advanced knowledge of Excel, PowerPoint, Smart Sheets, and business intelligence tools; familiarity with Yardi is a plus.
- Background in the storage or property management industry is an advantage.
- Proven ability to lead cross-functional teams, manage competing priorities, and drive organizational change.
