Lapp Realty is currently seeking a highly skilled Commercial Property Agent to join our team in Central Alberta.

We are searching for someone with exceptional customer service abilities, exceptional organizational skills, keen attention to detail, and the ability to handle multiple projects and clients simultaneously. The successful applicant should also demonstrate excellent negotiation skills and a solid understanding of the local market.

With a multitude of clients and prospects who are seeking our services, there is an immediate opportunity to earn an annual income of $150k+ through our established business network.

**Compensation**:
$150,000 yearly at plan

**Responsibilities**:

- Overseeing the entire commercial property transaction process from initial business terms to due diligence and finalization
- Building and maintaining relationships with all stakeholders involved in commercial property transactions
- Effectively promoting and leasing commercial properties
- Performing market research, including competitor analysis
- Identifying new development opportunities
- Using various listing services, financial software, and databases
- Creating comparative market analyses, marketing strategies, and investment summaries
- Negotiating agreements, letters of intent, purchase contracts, and termination letters
- Examining tenant lease documentation, offering documents, deal summary sheets, and other relevant paperwork
- Setting and adhering to deadlines for all phases of transaction processes

**Qualifications**:
Required Qualifications:

- Commercial banking or finance experience
- Strong knowledge of the Central Alberta market and related regulations
- Must be technologically savvy and proficient in word processing, spreadsheet, and other database software
- An ability to identify deal-making opportunities
- Strong communication, organizational and record-keeping skills
- Excellent math and problem-solving skills
- Proven negotiation, conflict resolution, and time management skills
- Ability to work autonomously and manage multiple projects at the same time
- Bilingual in English and French is an asset
