Commercial Property Manager

**Job Overview**
Vedderbrook Properties is a private real estate investment company focused on acquiring, improving, and operating core and value-add properties in BC's undervalued secondary markets. Investing into growing communities within undervalued assets with strong cash flow will protect against market volatility and create long term equity for the company and its partners.
We are seeking a dedicated and experienced Property Manager to oversee the daily operations of our commercial properties. Our office is based out of Vancouver and travel to Kelowna, Vernon, Victoria, and Nanaimo is required.
**Responsibilities**
- Oversee all day-to-day building and site operations
- Develop strong relationships with tenants, contractors, and vendors
- Manage rent rolls, rent collections, and accounts receivables
- Manage and prioritize tenant service requests to ensure they are completed and closed in a timely manner
- Issue work orders to complete building or site maintenance and improvement work
- Negotiate and manage vendor contracts
- Perform tenant move-ins and move-outs
- Assist and help manage tenant improvements to ensure they are completed on a timely manner and on schedule, when needed
- Manage operating expenses, coordinate service contracts, and ensure work orders and capital projects are completed on time and on budget
- Be available after hours for on-call emergency response
- Monitor all existing tenancies and lease expirations
- Conduct regular reviews of rent roll, accounts receivable, accounts payable (invoices), budget review, and forecasting to ensure accuracy and completeness
- Identify new opportunities for revenue growth
- Review financials for accuracy and completeness and generate monthly and quarterly reports noting any deviation or exception
- Conduct site visits to ensure buildings are consistently well-maintained and operate in a cost-effective basis
**Qualifications**
- Minimum of 3 years of commercial property management experience
- Must be technology/computer proficient
- Must be able to handle modern technology and be adaptable to change
- Must have experience managing various commercial asset classes
- Have a good understanding of construction process and practices
- Must have a valid driver's license and vehicle
- Must be personable and reliable
- Must be self-motivated, detail-oriented, have a strong initiative and the ability to effectively communicate with a wide variety of constituents
- Must be able to work independently with little supervision
- Proven capabilities in multi-tasking, problem solving and prioritizing workloads
- Knowledge about modern HVAC systems would be an asset
- Knowledge about how to read financial information is necessary
