**Position Summary**
We have an exciting part time, work from home opportunity for a property management coordinator and bookkeeper.

The role is a salaried part time position of $2000/month for the management of daily operations of property management and related bookkeeping of these properties. See below for hours and availability required.

**Key Duties and Responsibilities**
- Answer current and/or prospective tenant inquiries, conduct unit showings with prospective tenants and perform rental negotiation with prospects
- Manage the day-to-day functions of the units including occupancy levels, collections of rents, and ensuring tenant satisfaction
- Focus on customer retention and renewals by providing excellent customer service to all customers
- Coordinate with contractors, trades workers, maintenance, cleaners and other team members to ensure the readiness of suites
- Manage tenant maintenance requests including proper follow up to ensure satisfaction and timely completion
- Ensure that residents issues and service requests are addressed professionally and within the company guidelines
- Inspection of buildings and vacant suites and ensuring the properties are in good condition and the vacant suites are rent ready
- Utilize property management system (Buildium) to ensure tenant ledgers and files and documents are properly uploaded and maintained
- Leasing activities such as post ads and showings for properties in Calgary
- Write Standard Operating Procedures (SOPs) of current and new processes
- Process accounts payables and receivables
- Provide monthly owner and tenant reports
- Monthly bookkeeping entries and account reconciliations
- EFT setup and bank transactions
- Liase with lawyers and accountant and bookkeepers
- Other office administration

**Qualifications and Requirements**
- Experience in large property management firm of over 100 units
- Experience in property management or office manager of a property management firm in a fast pace environment
- Bookkeeping experience in property managment or rentals
- Flexible hours - some evening and weekend availability
- Should have knowledge of Google Workspace (Suite)
- Experience and knowledge in business banking an asset (BMO Online banking for business OLBB)
- Experience in full cycle bookkeeping and the software Quickbooks Online
- Experience in writing SOPs
- Must possess a valid driver's license and a reliable vehicle for occational leasing activities
- Must provide security clearance or approve security scan
- Flexibility to work 15 hours a week, approximately 3 hours a day or approximately 5 hours 3 days a week but need to be available during the day time for some of those hours and occational evening and weekend availability for leasing showings.
