Leasing Manager

**Responsibilities**:
- Develop and execute comprehensive leasing strategies to achieve full occupancy across all residential properties within the portfolio
- Analyze weekly traffic reports and leasing data to identify opportunities and challenges, adjusting strategies as needed to optimize performance.
- Provide leadership and mentorship to a team of superintendents, offering ongoing coaching and development to ensure high performance and adherence to company standards.
- Conduct regular market surveys to stay informed about competing properties and current market conditions, using this information to adjust leasing strategies.
- Provide recommendations on leasing rates, promotions, and incentives based on market analysis and occupancy goals.
- Collaborate with the marketing and operations teams to ensure timely and effective promotion of available units, new incentives, and leasing events.
- Prepare and present leasing reports and market analysis to senior management, offering insights and recommendations for improvement.
Develop and implement tools and processes to measure the success of leasing activities and identify areas for improvement.
- Organize and host open houses and leasing events to attract potential residents and showcase available units.
- Work closely with the operations team to create a seamless link between leasing and property management activities, ensuring that resident needs are met throughout the leasing process
- Interview and hire new leasing team members, providing thorough orientation and training to ensure they are well-prepared for their roles.
- Foster an environment that encourages continuous team member development and a strong customer service attitude.
- Establish and monitor work schedules for team members to ensure adequate coverage during high turnover periods.
- Manage team performance, conducting annual reviews and addressing any conflicts or disciplinary issues as needed.
**Qualifications**:
Education
- Bachelor's degree in Business, Marketing, Real Estate, or a related field.
Experience
- 5 years of direct residential leasing experience.
- Proven experience in managing and optimizing leasing operations within a residential property management setting.
Skills and abilities
- Strong leadership and team management skills, with a focus on coaching, development, and performance management.
- Excellent communication and interpersonal skills, with the ability to build strong relationships with clients, residents, and team members.
- Proficiency in using technology to enhance leasing processes, including CRM systems, online leasing platforms, and marketing automation tools.
- Strong analytical skills, with the ability to interpret data and make informed decisions.
- Knowledge of the Residential Tenancies Act and experience ensuring compliance in leasing operations.
- Strong organizational skills, with the ability to prioritize and manage multiple tasks in a deadline-oriented environment.
- Demonstrated selling and negotiation skills to secure profitable lease agreements.
