**WHAT YOU WILL DO**

**RESPONSIBILITIES INCLUDE**:

- Cultivate strong, productive relationships with existing tenants to develop growth plans and ensure continuous development of other contracts and referrals.
- Negotiate and structure business terms of land or property leases with tenants to maximize utility of the airport’s land base.
- Prepare and manage tenant leases, sub leases, LOI’s, MOA’s, proposals, presentations, and trade sheets.
- Prepare financial analysis and modelling of proposed leases to ensure all agreements meet YYC objectives.
- Represent the Authority in relationships with brokers and developers.
- Support the active prospect pipeline and revenue forecasts, process and negotiate agreements with sub-tenants, clients, and Transport Canada.
- Develop and adhere to processes for marketing, competing, and awarding business development opportunities, including coordination with Finance, Legal, and Development Services teams.

**WHAT YOU BRING**
- Post-secondary education in business, planning, real estate, airport land development, or a related field.
- Minimum of 5-7 years of experience in real estate management, development, and leasing, with a focus on commercial properties. Experience within the aviation or transportation sector is highly desirable.
- Proven track record in managing real estate projects, negotiating leases, and optimizing property performance.
- Knowledge of contract law and leases
- Understanding of landlord/tenant relations and requirements of each party as it relates to lease provisions.
- Knowledge of financial pro-formas in order to evaluate vitality of businesses; basic mathematics of finance to determine net present value for assessing business undertakings.
- Knowledge of tenant space development processes and requirements
- Knowledge of assignment/sale of businesses
- Strong negotiation skills
- Written, and verbal communication skills
- Knowledge of budgeting & accounting practices (Financial Statements, Record Keeping)
- Knowledge of Head Lease with the Crown that the Airport Authority is governed by
- Ability to work as a team player cross-functionally and balance the interests of the organization with its partners.
- Consumer focused, with a mindset of always ensuring decisions are made with the consumer in mind.
- Highly adaptable, proactive, and persistent with the ability to perform under pressure in a fast-paced environment.
- Knowledge of airport policies and procedures considered an asset
